⚠️ Warning to anyone dealing with this agency ⚠️ Be extremely careful!! I was misled during my viewing, promised the taps, drain holes, garden and other issues would be sorted before I moved in — they weren’t. When I complained, the agency denied what was said at the viewing, called me a liar, and told me I was “shouting the loudest” just chasing repairs. They told me I now need to submit issues through their online system, even though they were AGREED prior to me signing the tenancy agreement. Their own Fixflo system says repairs are done within 28 days, but nothing was fixed in that time. The agency then claimed the 28 days doesn’t apply. They drag their feet on repairs, deny what they’ve said, and make tenants feel at fault. I am now escalating the matter to the Property Ombudsman and Trading Standards. The culture at this branch is also appalling. It has taken multiple emails and formal complaints just to get updates, none of which included a proper apology. Instead, I was told I am “the tenant shouting the loudest,” which is insulting and unprofessional. I don’t send repeated emails fun — I do it because the agency fails to act. My experience has left me feeling misled, dismissed, and treated with contempt as a tenant. I am now being forced to escalate this formally because they have failed to resolve issues that were meant to be sorted before I even moved in. In short: be very cautious when dealing with this agency, especially with verbal assurances at viewings. Get everything in writing, record conversations possible, and don’t assume their timelines mean anything.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
