I have multiple learning disabilities, including Autism, which makes me sensitive to noise. I rented a property through Oak Hill Estate Agents in Isleworth and unfortunately had a very difficult experience. This experience has led to increased anxiety, stress, and overall worse mental health. Before signing, I asked about possible noise issues, as I am sensitive to environmental noise. I specifically asked about construction, and I was told there would not be any. However, I later discovered a construction site near the property (which I can evidence with a photo). I was also not informed about the level of aircraft noise. None of the staff I dealt with mentioned this. I also felt that my needs as a prospective tenant were not explored or taken into account when I was being advised about the property. The property is directly under the Heathrow flight path, and after moving in I found that planes passed overhead extremely frequently during the day. For me, this was equivalent to around 12 hours of nearconstant noise each day, which I found unmanageable. The initial viewing lasted only about 5 minutes, which was not long enough me to properly assess whether the property was suitable. I was also told that the tenancy agreement had to be signed a week before moving in, which limited my ability to spend further time at the property before signing. As a result of the noise, the property was uninhabitable me, and I have never been able to live there. I have already had to pay £1,430 alternative accommodation and a £900 fee in order get Oak Hill to start remarketing the property. I explained my situation and disability, but I still faced significant extra costs. Although the property was marketed reletting, I have been informed that no tenant was found within the 2month notice period. I have now been asked to paying rent into the 3rd month of the contract, meaning I am going to to have to pay two accommodations at once, despite not having lived in the property any meaningful length of time. I feel this is very unfair. I hope that in the future, more information about environmental factors such as aircraft noise and construction is shared clearly with prospective tenants so that others can make fully informed decisions. In my opinion, there is currently little incentive agents to highlight noise issues. I believe regulation could help— example, introducing a noise rating system each property (similar to energy efficiency ratings, from A–F). A simple 1–5 scale, where 5 indicates the noisiest, would help prospective tenants make more informed choices. Oak Hill’s website states that “giving back to the community that has helped us grow a successful business is important to us.” Unfortunately, in my experience as a tenant with a disability, I did not feel that this commitment was reflected in how my situation was handled.
