Very disappointed with the conduct of this agency of Lombard estate also known as Coffee&bagel estates.There is a clear lack of adherence to basic procedures, and council warnings around antisocial behaviour and flytipping have been consistently ignored. These are serious community issues, and the agency’s inaction reflects a lack of responsibility and concern. It is particularly alarming to witness Mr. Stan Klepka’s apparent lack of understanding regarding the fundamental duties of a letting agent. As someone in a position of authority, his dismissive and uninformed approach only exacerbates the situation and raises serious doubts about the agency's competence. There also seems to be a deliberate effort to shield landlords who fail to maintain their properties or respond to legitimate complaints. This level of complacency, seemingly motivated by profit, is unacceptable and damaging to the wider community. Communication from the agency is often evasive, with concerns downplayed or avoided entirely. A letting agent should act with integrity and accountability — sadly, that has not been my experience here. I would not recommend this agency to anyone expecting professionalism, basic knowledge of legal responsibilities, or any genuine concern tenants or neighbours. Enfield council or Housing ombudsman it's a best way deal with dodgy landlords and agents but also you can report them on london.gov.uk or simply leave the review

26 Aug 2025In response to the above, i am saddened that the above has decided to weaponise google/other reviewing platforms, with the direct intention of harming my company. I make it clear, this is not a customer of ours, and never has been. It's this simple, the council will no longer take direct complaints from the above, and we have followed in their suit. We have received racial and harrassment complaints against the above, and we are working with Enfield Council to try and create a peaceful environment. Nevertheless, and once again this does sadden me, the weaponisation of google and other reviewer platforms that has an intention to harm my company, cannot be tolerated. Therefore, today i will be making an application to the courts, with the intention of seeking damages from the above unfounded allegations. I will post the court application number, once i am in receipt of it. I also make it clear, i will be sending evidence to all reviewing platforms to have the unfounded accusations above, removed. 27 Aug 2025Dear Mr. Klepka, Over the past 18 months of dealing with you and your agancy, I have used to threatening and manipulative behaviour, accompanied by false allegations. To clarify and remind you: Tenants have been fined by Enfield Council for fly-tipping, with additional cases still under investigation. Enfield Council has formally recognised antisocial behaviour from your tenants, issuing multiple warning letters to them as also to the owner and agency. There are also police references in relation to domestic abuse, verbal harassment, and physical harassment, supported by audio and video evidence which also has been provided to you and the owner. Your failure to follow both the authorities’ guidance and your own agency’s tenancy agreement highlights a lack of professionalism and accountability—seemingly driven by greed rather than duty of care. Furthermore, the practice of generating positive feedback through fake accounts only demonstrates the extent of manipulation within your agency.
