Horrific experience from start to finish. They were managing a rental property in Warsash my landlord. I moved in, in December '22. Instantly had very little hot water and a heating system that wasn't working. I informed them. The 18th December I had the flu, I couldn't even have a hot bath as there was barely any hot water- still, due to having no heating, the below luke warm hot water was still warmer than my 6° degree flat. I had someone come out, that was little better than a handy man, told me how to work the heating, despite already knowing how and it not working. I then reported the issue again, another person came out, still couldn't find any real fault, I was still left with minimal hot water and no heating. I'm mentally ill so didn't chase as vigorously as I should have done, but Brambles was aware of the issue. Weeks past. I had advice from citizens advice and other professionals that what they were doing was illegal. Despite pestering them some more there seemed to be great hesitation to actually get someone to come around and deal with the actual problem. The estate agent sent out an electrician, when they arrived they were bewildered as to why they were there as it wasn't a job they would deal with, they sympathised and said I needed a boiler trained engineer. I past the message on to Brambles (again). We are now near the end of January, so over a month I've had no heating and minimal hot water (enough maybe 23 like warm sinks full). One evening I began to smell burning coming from the boiler. I phoned up the out of hours number and was informed to make sure everything was completely turned off- now no hot water at all an entire evening and morning, and own of the estate agents, Megan, would come out the next day. (I wondered at the time what an estate agent would be able to do about a dangerous boiler but there you go). I was told it was the limescale inside the boiler and that's what was making the smell. Even I, knew that wasn't the reason, Megan informed me that they would still try to get someone out. Eventually I had a boiler engineer out, he immediately dismissed the claims that the burning smell was limescale, in fact, it was actually the safety mechanism on the boiler that had been completely burnt out so now BOILING water was running like a tap to the overflow system (basically wasting all the hot water, not retaining it, resulting in no hot water at all and obviously an immense waste of water, and obviously a safety issue. Furthermore, throughout the months of dealing with all this I have been kneeling down besides, looking around the boiler, as asked by Brambles to get an idea of issues. When the boiler guy inspected it, he said dangerous EXPOSED LIVE WIRES, just lose ready to shock an unfortunate individual. He was horrified. He looked at the safety certificates the boiler etc, NO CERTIFICATE or INSPECTION had been done on the boiler since the last one which happened when the previous tenants were in situ. He said this was illegal. The boiler man identified that a whole boiler was required, that all these months wasted on trying to 'fix' the boiler would never have worked. The boiler was kaput and there was no redeeming it. Why wasn't this identified months ago? I was living in a flat that I could see my breath in. I was spending £875 rent a month, which was always in full, on time. No apologies, nothing. I was offered an electric heater, capable of heating only very small room & v expensive to run (no deduction on rent). I waited the boiler to arrive and to be fitted- around March time. No hot water or heat before then. No apology. The final 'comical' moment, leaving my tenancy, Nov '25, Brambles wanted to deduct a £75 cleaning fee!! The flat was spotless, a better condition than when I arrived! The deposit company ruled in my favour. They also appalled. Run out of space to write all issues, flat wasn't safe. BEWARE; Renters avoid at all costs!!!
