Poor experience overall — I would not recommend renting from this agency. First, the apartment had several ongoing maintenance issues during my tenancy, including cockroach sightings, moth infestations, and a repeated blockage in the hot water tank that was never properly resolved. These problems were reported but often met with slow or inadequate responses. To make matters worse, after I moved out, I was charged £190 cleaning, despite having arranged and paid a professional deep clean, with receipts and postcleaning photos provided. No issues were raised when I returned the keys, and I've since received no inspection report, photos, or evidence to justify the deduction — and my emails have gone unanswered over a week. It was only because I followed up that the issue came to light — otherwise, the money would never have been returned. It has been a month now and they blame me delaying the refund process? !That’s not just poor practice — it borders on dishonesty. I’m now forced to escalate the through the tenancy deposit protection scheme. I would like to clarify the following points the record: Pest issues (cockroaches and moths): While you state that pest control was arranged via the block manager, as my contractual agent and representative of the landlord, it remained your duty to ensure the property was maintained in a habitable condition. Simply deflecting to the block manager does not absolve your responsibility. My reports were made to you in good faith during the tenancy, and I had a reasonable expectation of timely resolution. Hot water issues: Again, you state the matter was under the block manager’s remit, as the letting agent you remained the responsible party liaising and ensuring repairs were carried out promptly. The issue persisted long enough to affect my enjoyment of the property, and this was reported to you. Deposit deductions: You claim that “deductions were resolved” and that funds were in process of when I raised the DPS dispute. This is factually inaccurate. At no stage was I provided confirmation that the full agreed balance was being returned. If you had processed the refund as required under the Deposit Protection Service Insured Scheme rules, there would have been no need me to escalate to DPS. It is precisely because of the lack of transparency and delayed handling that I referred the matter to DPS — which is the correct statutory route when disputes arise. For clarity: The Housing Act 2004 and Deposit Protection regulations place the onus on the landlordagent to prove deductions are valid. Tenants are entitled to challenge deductions where evidence is not provided. I therefore reject your assertion that “there was nothing to dispute.” If you had complied fully with your obligations, this situation would not have arisen. I am reserving my right to through the DPS adjudication process, and necessary, escalate to Birmingham City Council PRS and legal action my deposit is not promptly returned in full.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
