**Avoid this agency** I would rate them 0 that was possible. They were absolutely awful and don't care about the tenants at all. They will try to deduct money off your deposit "cleaning" when the property is in great condition. When I moved into the property on quayside drive I was met with a filthy flat that had clearly not had any cleaners in between tenants. There was even food still in the fridge! I reported this to the agency who basically said not their problem so I spoke to the landlord who admitted no cleaners had been in. When it came to my move out I cleaned the flat myself and it was 100 times cleaner than when I originally moved in. The agency then tried to keep £150 of my deposit "cleaning". I disagreed with this tried to contact the agency and the landlord and was either ignored or was not willing to discuss or look at the evidence I had. I chose to use the deposit scheme to dispute this. The agency kept waiting to the very last day of the deadline and was dragging out the process as much as they could continuing to refuse to refund me my whole deposit. So I chose to take legal action and I won! I was granted a full refund as they found the landlord to be in the wrong when they viewed all of my evidence. I would strongly advise you to avoid this agency and you are already with them and they refuse to give your full deposit back definitely dispute it and take it the whole way.
