EA2 has been one of the worst property management experiences I’ve ever had. They failed to conduct a proper tenant checkout, didn’t arrange the professional cleaning they promised, and left me to cover the costs after misleading me into returning the deposit. Maintenance issues were ignored or delayed, and basic requests—like a report on floor damage—were met with silence or vague excuses. They routinely overcharge contractor work refusing to consider competitive quotes. I was billed £221 to replace a single blind, and over £2,000 tiling work—all without clear justification. When questioned, they default to smug defensiveness rather than transparency or service. Despite clear breaches of their contractual duties, they’ve resisted terminating the agreement and offered meaningless alternatives like “rent collection only.” It’s a textbook example of a company coasting on landlord apathy and hoping no one holds them accountable. If you value your property, your money, or basic competence—avoid EA2 at all costs. I’m actively exploring formal complaints to The Property Ombudsman and Trading Standards.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
