Always side with tenant. Landlord doesnt respond to deposit request within 7 days - released to tenant Tenant doesnt to request despite months (and provide evidence of unpaid rent, serious damage etc) - deposit held & not released to anyone. Just had tenant claim fraud (council paid there deposit, he paid zero deposit or rent, damaged room etc). Evidence of tenancy contract, lack of rent payments, photos of damage and mess, emails from council stating do not return money to tenant as council money. Tenant had zero evidence except his own word/lies - ADR scheme released money to him that was never his in first place. Meant to be independent but ignored all evidence. This is recurrent issue - they always sway to tenants no matter what (as obviously landlord must be in wrong al the time). I have officially reported to Department of Levelling up, housing & communities which is similar to ombusman/next stage of complaints. This company is absolute joke yet we have to use these scam of company (or we'd be breaking landlord regulations). As landlords we are very strict in following all government guidelines, advice and respond promptly to repairs/issues (and have several good tenants who tell us this), however when poor tenants that cost us thousands, this company is absolute joke and will not help at all. Hope more people report them so they get seriously investigated and hopefully shut down

Ended up losing over half of my deposit due to my deposits not being qualified to detect who was responsible for mould so charged 50/50 to me and landlord aswell as 10% for trimming of a small hedge and wiping plug sockets. Absolute CLOWNS! Tenant left over £2000 of damage and a text saying I could keep the deposit. I offered pages and pages of evidence.
