My experience with Lux Homes (Alex - Assistant Branch Manager) while viewing 80 Maybank was one of the worst I've encountered during my search for a first home. Despite the luxury image the company projects through its name, website, and social media, the reality was far from it. What I experienced was chaotic, poorly executed, and completely unprofessional. From the outset, there was a staggering lack of basic communication, guidance, and knowledge. The open viewing was a disorganised mess, with over 10 potential buyers crammed into a narrow time slot. It felt like the agency was trying to create a competition-driven frenzy, similar to an American-style auction— something that only served to create confusion and anxiety for buyers. Several key failures stood out: - No briefing on the viewing process or method. With this auction-style setup, basic information should have been provided—correct floor plans (the one online was wrong!), key property highlights, and answers to simple questions like planning permissions and the inventory. - A severe lack of information during the viewing itself. Buyers weren't allowed to take videos, and there was no Zoopla listing with vendor-approved pictures, leaving us in the dark. We were only given an A4 sheet on how to place an offer—hardly the comprehensive information one would expect. - The offer process was equally appalling. There was no transparency or guidance, just a blind competition where buyers were left scrambling for basic details. This lack of support and structure was shocking, particularly for an agency that claims to cater to a higher-end market. Lux Homes presented itself as a luxury agency, but the experience felt more like a cowboy operation. For a company operating at this level of the market, this kind of unprofessionalism and disregard for buyers is unacceptable. This was one of the most frustrating and disappointing estate agent experiences I've had.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
