Absolutely incompetent and heartless. Everything is done on the cheap and they will avoid doing repairs where at all possible. I had a chimney which was crumbling and looked as though it would fall and it took months to get fixed. It took over a year to get an extractor fan replaced. I had repeated leaks from my bathroom into the kitchen for a year. Each time I complained, they did the absolute bare minimum to stop it for a week, before it began again. All while this is happening, my rent is being increased by 20% in a single year. I am unwell, disabled, and can't afford these increases but they refuse to negotiate. My only advice is STAY AWAY!
