I rented a property for 4 years via GPS Lettings. They were fine throughout the tenancy when a substantial amount of rent was going through them and they were happy to take the commission. However, once my tenancy ended they became very unpleasant, imposing costs that actually feel quite spiteful given how well I looked after the property and the effort I made to leave it in excellent condition. They were not clear about the returning of the keys, which I returned lunchtime (my lease had ended at midnight the night before). They imposed an extra full day's rent despite the fact that no tenants are moving in for several weeks. I took the tenancy over from tenants that had to leave their tenancy early. When I moved in the property was not in an ideal condition, some damage here and there, they had teenagers that had put things on the wall etc. There were also some items in the garage such as garden equipment, bicycles, a bed base and some other items. They had told me that most of the items were left by the landlord and as the garage was large and I knew the landlord now lived in Australia I had no reason to not believe them. I am now finding that I am being charged for: 1) Removing items I never left that do not belong to me 2) Cleaning throughout the property despite leaving the property cleaner than when I found it - the oven was filthy as was the fridge and the kitchen cabinets 3) Repairing a hole in the kitchen wall which I can prove was there when I arrived as I have photographic evidence 4) Redecorating costs. I was there for four years and the paintwork was already tired when I arrived. The landlord is clearly trying to rip off the tenant to pay for their costs and GPS Lettings are fully encouraging and supporting this despite knowing full well that all these claims are untrue. Their representatives physically inspected the property on a yearly basis and I was always complimented on how I had kept the property in 'excellent' condition. Yet when it comes to returning my deposit they come up with spurious and false claims in order to keep hold of my deposit which is a substantial amount. I feel particularly aggrieved given I acted as a letting agent and gave tours to at least four prospective tenants and their families, one of which decided to take the property on after me. This was despite the fact I was extremely busy myself packing and also working from home, I took time out of my schedule to help them. They also sent prospective tenants without even telling me (the first two they emailed me about, then no further contact was made, they just sent them along without even asking me). In hindsight I should have made them carry out their own viewings. I feel utterly betrayed by GPS Lettings and the landlord they are fully supporting to make these petty, spiteful and unfounded claims against me in order to extract more money than they have already had. After taking nearly £100,000 in rent and yet they still want more. It is nothing but pure greed and I am leaving this review to help others to warn them not to trust GPS Lettings and to hopefully help to prevent it from happening to anyone else. They may act friendly but believe me, as a tenant they will do all they can to help the landlord extract money from you in whatever way they can. Avoid at all costs.

As we have explained to you, a check out was carried out at the property, and this report was sent to your landlord, along with the inventory from when you moved in. The landlord is claiming for differences between the two. No landlord can simply take a tenants deposit money without either the tenant agreeing to this, or if a tenant does not agree, the claim being heard before an adjudicator from the deposit company, or the landlord taking the tenant to court to have the monies released. With regards to the keys, Keys are due to be returned on or before the end of a tenancy. If a tenant retains a property for a longer period than they have paid rent for, then the tenant must pay rent for use and occupation for the extra time. I don't understand why you are querying this, you knew the end date of your tenancy, and you knew you hadn't retuned the keys when the tenancy ended. This is no different than if (for example) you decide to stay an extra night in a hotel, you would automatically appreciate that you cannot stay for free? I totally understand that no tenant is ever happy that a landlord wishes to make deposit deductions. But legally, a landlord is entitled to claim these if they feel the tenant has not returned the property as it was given to them (allowing for fair wear and tear) and if a tenant does not agree to any deductions proposed, then the tenant has rights to contest these (stated above) I appreciate you are upset, but don't feel the language you use to describe my staff and this company is fair, appropriate or remotely justified.
