ABSOLUTE SCAM - 5 MONTHS TO GET OUR FULL DEPOSIT BACK THANKS TO THE TENANCY ADJUDICATION SCHEME. Please don't trust these agents. After paying our rent on time and in full for more than four years, we were informed earlier this year that our monthly rent on a two-bed flat would increase by almost £400 to £2383pcm. This was no longer financially viable for us, so we agreed to move out on 24th June 2023. An agent from Cedar Estates, Alex, called us soon after to say he had found a replacement tenant who wanted to move in earlier. We were issued with a Deed of Surrender - which we both signed believing our Landlord had done the same. We agreed to move out on 5th June 2023 after signing a contract with a new agent, and paying a deposit on a new flat. We were then informed by Alex that the tenant he had lined up had dropped out due to 'Visa issues' and we were liable for the entire rent, and we couldn't move until 24th June 2023. What followed was a lengthy, five month process (as you'll see from the attached screenshots), whereby I successfully fought our case via the Tenancy Deposit Scheme. This is after we'd tried to have conversations in person with Alex, other representatives from the agent, and the landlord, to avoid this process. They tried to charge us a £270.00 cleaning fee (with no itemized invoice), and £150.00 for a crack in the bathroom sink. Not only that, but they called Camden Council before the adjudication verdict had been reached, and claimed £98 from us in Council Tax overpayment. It's truly disgusting behaviour during a housing crisis, and I worry for anyone who doesn't have a robust support system. I couldn't have won this battle without my parents support. I don't come from a well-off family, and it meant us spending our weekends compiling evidence - including photos and video, to prove that we had been scammed. Please don't trust these agents - and if you do, ensure you have a full inventory and check-in inspection. Make it clear in your contract that you will not pay for a professional clean upon leaving, and you would like an inspection before you move out, and the opportunity to contest anything upfront before it reaches this stage. I wouldn't trust Alex, or any one at this business, with something as precious as my home, or my mortgage. Victoria was the agent who contacted Camden Council and also took further money we were owed, despite the fact the adjudication hadn't been completed. Whether you're a tenant or a landlord, I would think very carefully before you trust this agent. I remember agents showing prospective tenants around the flat before we moved and they didn't even know that council tax is £179.00 per month in Camden, or that the property was essentially unfurnished. Please take your hard-earned money and go somewhere else.

    CEDAR ESTATES COMPLAINTS PROCEDURE: We are committed to providing high-quality service to all of our clients. When something goes wrong, we need you to tell us about it. This will help us to improve our standards. Our Complaints Procedure If you have a complaint, please contact us with the details. What will happen next? 1. We will send you a letter or email acknowledging receipt of your complaint within three working days of us receiving the complaint, enclosing a copy of this procedure. 2. We will then investigate your complaint. This will normally involve passing your details to our client care representative Alex Croft, who will review your matter file and speak to the member of staff who acted for you. 3. Alex Croft will then respond by letter or email, or invite you to a meeting to discuss and hopefully resolve your complaint. He will do this within 15 working days of sending you the acknowledgement letter. 4. Within three days of the meeting Alex Croft he will write to you to confirm what took place and any solutions he has agreed with you. 5. If you do not want a meeting or it is not possible, Alex Croft will send you a detailed written reply to your complaint, including his suggestion for resolving the matter, within 15 working days of sending you the acknowledgement letter. 6. At this stage, if you are still not satisfied, you should contact us again and we will arrange for another person or someone unconnected with the matter or the firm, to review the decision. 7.
