One of London's worst agencies (imagine how bad they have to be to win this title). At first, they don't let you go to an in-person viewing (first red flag). Upon arrival, I realised that my room had no keys for the lock. They lied to me that there are only 3 guys living there, and it turns out they were 4 (all had contracts and the apartment was tiny). When I asked them about the key, they said I have to pay £70 to get a lock installed in a week's time violating HMO rules by not providing individual tenants who are on separate agreements with one. I spent the rest of my time there sleeping with a door jammer and stuff in front on my door and leaving during the day not knowing if my possessions will remain intact. They also try to scam you with the deposit. I asked them to show me a certificate that my deposit was put in a protection scheme. They lied, saying it is in a client account. When I asked them to show proof that the client account is registered with the Financial Conduct Authority they ignored me for 4 weeks despite repeated emails. I eventually received a notification that my deposit was put in a protection scheme a month after I paid it. Upon return, they tried to charge me a 150£ cleaning fee which I fought against and got back. They took ages to return the money. They also failed to have a full licence as an HMO and the council showed up to the property for an inspection issuing a prohibition notice because the apartment was overcrowded (beyond what they declared to the council), the facilities were unsanitary, lacking BASIC equipment such as a functioning oven and a freezer and a major fire and gas leakage hazard. If you decide to live there prepare to be met with filthy and hazardous conditions and have to fight for your deposit and basic rights as a tenant. Also the

Stay away from them if you do not wanna lose money. They are liars, they will say something and then deny it and they will find excuses to charge you on damages not caused by you and other fees.
