Truly terrible property management which affected our decision to leave our tenancy. First, our flat was leaking for about five months of our twelve month tenancy and Hudsons failed to get this fixed during that period, despite an engineer being granted access to the property 11 times in total. Second, we got charged for damage to the property that we did not cause, this being because Hudsons’ check out report was much more thorough than their check in report. For example, we got charged for “drilling holes in the walls and covering them up” when this was done by the previous tenants. Third, we do not feel that we were given sufficient notice regarding matters that constituted material obligations in our lease, such as the obligation to remove wallpaper put up by the previous tenants. Fourth, Hudsons’ property management is a safety hazard. On one occasion, I got locked out of my flat at around 11am on a weekday. I thought this would be no trouble because I could contact Hudsons to grant me access to the property (which was a 3 minute walk from the Hudsons office). Hudsons had decided to send ALL their staff to a full-day training, without ensuring that there was someone who was contactable and could grant property access in the event of an emergency. I was calling for 3 HOURS before I managed to get in touch with the property management team and it was 8 HOURS before a locksmith was sent to the flat. I wonder what would have happened had there been a safety emergency in one of the properties that Hudsons managed during that time. The employees who we communicated with were almost always rude and unhelpful and spoke only in defence of the landlord's interests rather than being understanding of our needs as tenants. Their attitude only caused strain in our relationship with our landlord. Rent through someone else.
