Zero star.....First of all it is the legal obligation for the landlord/lettings agent to make sure gas and electricity safety checks needed to be done before renting the property out. I was not given no gas safety certificate, no EICR certificate. I was made to understand that all I needed to do was to top up the key and called the provider which I did but apparently the gas meter and electricity was faulty but the lettings agency obviously knew about it but kept mute. The energy provider even confirmed that it is the landlord/ Lettings agent legal obligation to make sure gas/electrical safety checks was done before tenenat moving into the property. They also confirmed that lettings agents called them up to get the meter sorted before renting however that was not the case for Jane Wetherop. In addition, they have confirmed that your lettings agency has recently switched provider. When I viewed the property the staff who was with me was unfriendly and was not even willing to show me around the property he stood in the living room acting with an attitude then told me to go check the property myself meanwhile there was no electricity and it was dark. So regardless of who viewed the property first your lettings agent still failed to carry out the legal responsibility for gas safety and electrical safety checks. He just pointed down at the cellar but did not even show me where the gas/ electricity meter was so how would i have known if it was bad or not as I'm no qualified engineer. Besides, I have asked Donna previously to make sure the heater and electricity is okay before moving in and she told me all I needed was to top up and call the provider. The provider has confirmed that the meter was bad and your lettings agency should have called them to inform them prior to renting out the property as this is the norm all other agent does and it's the legal obligation. It was obvious that your lettings agent knew the meter was bad and failed to carry out the legal obligation to checks prior to renting out the property. 1- NO EICR certificate was issued to comply with the regulations, it is recommended that all landlords ensure they have an up to date Electrical Installation Condition Report. Along with an annual gas safety check, landlords must have an Energy Performance Certificate every ten years. All private rental properties must have an energy performance rating of ‘E’ or above and tenants must receive a copy of the certificate before the tenancy starts. Landlords also have a legal responsibility to ensure all electrical appliances and wirings are safe. Under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must carry out an electrical check every five years and have a valid Electrical Installation Condition Report before letting their property. 2- Following your annual gas safety check, you must provide a copy of the gas safety certificate to your tenants as soon as possible. For new tenants, you must provide it at the start of their tenancy. 3- Under the Deregulation Act 2015, all landlords of assured shorthold tenancies on properties where there is gas, must provide their tenants with a valid gas safety record before the tenancy begins. This forms part of the prescribed legal requirements to be served on the tenant alongside the Energy Performance Certificate and the government How to Rent guide In June 2017, the case of Assured Property Services Ltd v Ooo found that failure to provide a gas safety record prior to the tenant occupying the property was in breach of the Deregulation Act 2015. Unprofessional with zero respect, zero customer service. Totally ignored customers concerns paint over cracks, mould and damp and not wanting to fix things appropriately and lack of concern for tenants welfare. No EICR CERTIFICATE was issued No Gas safety check done No Gas safety certificate issued. In as much as I appreciate a goodwill gesture, I don't see refunding my money as one cause your colleague told me to return the keys and paperwork. I am pretty sure if my race was white the situation would have been different. The property is not fit for purpose. Mould damp all over the walls I have seen reviews of previous clients totally poor customer services and very unprofessional. No proper Health and Safety checks done before a tenant move into the property.

6 Mar 2016Hi I was thinking of renting from them are you from Halifax that your renting? As the one I've seen is in Halifax but estate agents from Leeds, just really concerned as their is a lot of bad reviews...
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
