My friend is being asked for "late fees" of £1500, more than the rent he was late in paying (fully paid now!) - I think these are illegal fees that violate the Renting Homes Acts Regulations (2020) and it's really stressful for us. Umbrella keep threatening my friend for these fees - AVOID!!!

First of all I never got the room in the picture on the advert. I got the room next to it which was much smaller, with a smaller window that gets very little light (houses at the back of the house get in the way) and costs the same. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
