Rk estates & lettings gives you false sense of security. They tell you that they will help with anything and promise you the work but in fact that’s far from the truth when you actually have a problem, they behave like they don't know what you are talking about. Not only are the letting agents a wast of time you have a rogue landlord who changes the contract and the terms at the last minute. With the lettings estates After a situation like that is normal to loose trust in that person or the agents from the off go and to not willing to deal with him again. But unfortunately In this case, I gave them the benefit of the doubt and the I move in to the property and then when the problems really started I have exchaned lots of emails explaining the situation, and the answer of every email is "Please deal with the landlord" despite the fact that I've told them that I don't really want to deal with this landlord as I have had many threats from him even death threats unfortunately after reporting many issues Every answer I get to my emails was ignoring my actual questions and nothing then every gets sorted or resolved it felt like the people that are answering these emails are not reading my emails at all! This type of communication can be frustrating! the fact that you are paying your money to Them lettings / landlord you think they will help in keeping your home safe a nice place to live and a at least Livable UNFORTUNATELY WHAT a big mistake. They are keeping these money and don't care about you as a tenant. After an official complaints and I mean many hundreds in fact to Them i decided I had no choice but to report And did not really have much choice in doing so I went. Citizens advice. And they help me and still are it ended with me then having to go to the City council. For how the property is as it’s not fit for purpose as the property is a danger to life so the council are now involved and investigating alongside Health and environment and housing standards. As there is multiple problems with the property including (dangerous health/ to life ) the landlord and Rk estates & lettings just don’t care for the safety or wellbeing of their tenants If you want to avoid situations like that, I would suggest when you go to meet the landlors or the lettings Agency you should have a camera and sound recording device, so later you can proove what thay say or happeneds You should also record all of your phone calls with the potential landlord and Lettings as well so later you can have more evidence. At the moment I've lost about £00000s on damages for the way the property is and lots of time trying to talk to these people! I would honestly never recommend Rk estates & lettings to any of the people I know!!! In fact to anyone If you are looking for a normal professional letting agent just go to any reputable local high street agent where you can talk to them in person. You should never experience what I have with this company! Avoid at all cost …………>………..>………..>………..>……….>……….>………>……….>………….> The reports I have reported to them are as followed. With not a single one even or ever fixed or resolved Bathroom ceiling. Leaks when it rains. As the out side roof is broken. With all the floors flooding to my bathroom. Again the Same thing in my kitchen and in the hall way leading in to my living room all the roofs leak and then flood my rooms as most if not all ceilings leak when it rains flooding each room every time so it is a nightmare each and every time it rains Bathroom tiles broken. Most falling or have fallen off. Some very sharp Sharp screws and nails coming out of walls in the bathroom. Rotten skirting boards all the way around the bathroom some even seeing out side straight through the wall This then brings. Rodents/rats in to the property So the next one on the list is rodents/rats Kitchen again as previously stated floods when rains due to roof all the kitchen cupboards are falling apart some are missing doors and draws no handles on them whatsoever ever worktop all the way around the side are root on due to water leek One major issue with kitchen is boiler worked a handful off times never any hot water ? or heating so have to use electric heaters and have baths at family’s Most off rooms at property have mould everywhere due to the fact off the roof and the ceiling leaking so all rooms are damp not one radiator works in house Massive holes in the walls around the property interior doors some have no door handles my back door in constantly open and does not lock or close so always open We have bare live wires hanging from ceilings and sockets one off the bedrooms have no floor-boarding whatsoever ever and what is left of the floorboards are rotting and unsafe and very dangerous there are broken floor tiles in the hallways which are very sharp and dangerous The sewage system the main man hole is blocked as drain has collapsed so can’t use bath or flush toilet so again have use family’s The garden wall in highly dangerous as crumbling and collapsing nd this is just some off examples list in never ending just to much to list really is overwhelming the property is a complete death trap And to think all of this gets reported to them daily. With no response nothing has ever been resolved or fixed WOST LETTINGS Agent there is. Especially when they put peoples life’s in danger. Including childrens I would avoid like the plague

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
