We are an independent company with both a high street and online presence. We opened our business in 2015 with a view to revolutionise the lettings industry, experience in this job is acquired but knowledge is gained. Since opening we have won award after award for our outstanding customer service to landlords &
tenants.
Have you used an agent in the past and the service was less than impressive? We are NOT the same, being better than the standard letting agent isn’t much of an achievement so we are aiming much higher! You are going to have a hassle-free time being a landlord – that’s a promise!
Both directors, Cheryl & Yvonne, have each worked in the property industry for many years and are still here to tell our story!
Our sole passion is lettings and has been for the last 10+years, (we both started in the industry 2006!). The majority of the "bigger brands" in the property industry were mainly only estate agents until "the crash" in 2009 where we seen them dive into lettings to try and re-coup their future loses as the property market was declining rapidly, you can still tell from their websites that sales are still their main focus
Chances are, we have more experience and knowledge in letting! Plus, we could almost guarantee we are less expensive & more personal, but we can let you be the judge of that.
When choosing an agent, disregard fancy marketing and "brand name" recognition. Get to know the person who will be dealing with you and your property rather than the salesperson or valuation representative - who you most likely won't deal with again!
What you see is what you get with us, we are down to earth but at the same time hold the height of professionalism - this makes us trustworthy and approachable! Our offices don’t resemble call centres, aren’t file free and the service doesn’t vary branch to branch, we are us and proud!

Their reviews are ok because they seem to be collected at the start of people's tenancy, but during and after, this agency offers very poor service! The experience my boyfriend and I had when getting the deposit back from ELT and compensation for their bad service 1. Formal complaint to the agency: We sent an email requesting their complaints procedure, E.L.T is regulated by the Letting Agent Regulation from the Scottish Government, they had to process the complaint. They took 8 weeks, and in between they tried to offer a few pounds so, we would go away. We completed the process and got £106 back. This step was a lot easier than the deposit dispute, it's them who have to do most of the work. We addressed the Letting Agent Code of Practice for this. Of course this agency just answered lot of non sense. 2. Complaint to the First tier Tribunal for Scotland Housing and Property Chamber: Regardless of the answer of this letting agency from point 1, we found out it possible to send the complaint to the tribunals even if one receives the little money they offer, the tribunals would still have a look at the complaint. All letting agencies have to comply with the Letting Agent Code of Practice, the tribunals gave us information about the code, ELT was also obligated to do so. We found that if a tenant believes that the letting agency has failed to comply the code, one can send a complaint to the tribunals and If the letting agency fails to comply with the tribunal's decision they could be fined with £1000. Throughout the tenancy ELT was too slow with repairs, or they just wouldn't do anything. Even the men the landlord was sending said that the way we were being treated was a joke! 3. A complaint procedure through The PRS Complaints Redress Scheme We found that this process is independent from others and it's possible to submit a complaint through their system even after receiving the little money that E.L.T offers as compensation. E.L.T. is registered under this redress scheme, so they have to answer to them and comply with their instructions even if this results in further compensation for the tenant. 4. Deposite dispute: As everyone complaining about this agency, my boyfriend and I were also treated unfairly when it came to the return of the deposit. This agency took pictures of small imperfections such as dust or whatever they could find. The check-in report had blurry pictures that were taken from far, in contrast with the check-out report that even had an option to zoom the pictures. After doing our own research and talking to people that were complaining about this agency, it seems that the deposit scheme would often split the deposit 50% and 50% so, this agency sent an invoice from their own cleaning company "SALTIRE" for more than half of the deposit, so they could still get most of it. Their invoice was ridiculous, we sent our own quotes to show that their invoice didn't make sense. We got £221 out of £510. (We got £106 more through sending the complaint in point 1) Based on the reviews, it would appear they started having problems around a year and a half ago. I believe they are not treating tenants fairly, not only regarding the dispute but their services are just not good, so I think it's fair to write a detailed review. I tried to join the tenancy with my boyfriend, but they were slow to reply and lost the emails of my referees. After a few months they asked me for a guarantor, which I could not get because I had just moved to the UK. It turned out that the tenancy agreement allowed me to move just by sending a note to the landlord, but ELT was so lazy that they could not tell me about it and made me go through a lot of pain instead, this is how I moved to the flat. ELT cannot even reply to Google reviews, they're replying 6 months later just to say cynical stuff, and on top of that they're claiming to have won the disputes despite receiving only a fraction of what they claim. My opinion about this agency is: if you want your deposit back and want a decent service, just look for something else. Whatever they reply to my review, I can't be bothered, they're just so bad and cynical. They're a winning-award agency but for being terrible!
