I have worked with some poor estate agents, indeed estate agents are renown for being useless, but this group were the worse I have ever encountered. When my father in law passed away we had the task of selling his house to pay off the lifetime mortgage that he had on it. A task made all the more difficult in that the house was in Rochdale whilst we lived some 360 miles away on the west coast of Cornwall. We approached this estate agent, (basically the first we came across), and asked for a valuation for the house, we also explained that we would be leaving for Cornwall after the funeral and were assured that they, should we appoint them for the sale, would handle everything whilst updating us by phone. The house was valued by them at £160,000 to £170,000 with a recommendation of putting it up for the lower price for a quick sale. We were assured that it would sell in days at that price and, as the interest on the lifetime mortgage was very steep and climbing daily, we agreed to putting it on for £160,000. We had 3 viewings with just one silly offer, then it went quiet until I received a call stating that we had received an offer of £140,000 we were told that, despite being £30,000 less than we were assured that it could fetch - was indeed a good offer and probably the best we would get! After speaking to the mortgage firm they agreed to accept £30,000 less that we had been assured, and the sale went ahead. During this time I received no feedback from the estate agents at all and whenever I phoned and asked for the agent dealing she was always 'out' and failed to return any of my calls. Others in the office tried to help where possible, probably due to the amount of calls that I made and time I spent trying to find out what was happening, I was told that it would complete before Christmas as the buyer was keen to get started and had time off over Christmas. Well Christmas came and went with not a call, (or a return call), until finally our conveyancer told us that a date had been set for 28th January. I phoned the estate agents to ask that meter readings be taken at the point of sale so that I could close down both the gas and electricity account. I was told that the agent dealing was once again 'out' and would call me back. I explained that she never does call me back and for the first time, she actually did. She said that she was surprised that I had said that she never returns my calls because "I haven't spoken to you"!! At this point I asked that the meter readings be taken and she agreed. Friday morning and the conveyancer phones to say the sale has gone through and the new owners have the keys. I wait for the meter readings to arrive - nothing. Late Friday afternoon I phone and get told that once again the agent dealing is out of the office, but would get back to me straight away and on the same day due to the urgency - nothing. Monday morning - yes the agent is out again but will get back to you straight away - nothing. Monday afternoon - yes the agent is out again but will get back to you straight away - nothing. Monday late afternoon - yes the agent is out again but will get back to you straight away - "but she doesn't", I replied. "Can I help - I'll get her to email them to you straight away - nothing. Tuesday morning - speaking to electric company; "Nothing we can do, you will have to get the readings". "But I am 360 miles away". "Well you should have got the estate agents to take them at the point of sale". So I am sitting here now wondering how exactly they earned their £2,400?

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
