Firstly, we pride ourselves in our high levels of customer service and so we are disappointed you feel this way. As agents we can only act from the landlords instructions, which is what had been done in this circumstance. Sadly, our recollection of events differs from the one you have provided. To our knowledge the opportunity to purchase the property was put forward and declined. The lettings team had contacted you on several occasions from when your notice was served, they added you to the mailing list to help with your search for a new property and arranged a late night viewing for a potential new rental (which we do not usually do) this was later cancelled by yourself. The lettings team did try their best to assist with your search but were unable to satisfy your requirements. We take our reviews very seriously and feel your review is an unfair representation of our service. We invite you to contact our office to discuss further.

I am not disputing that you acted on the landlords instructions, my issue is how I was deceived when led to believe the property would be let to us for many years. Applegate were fully aware of the landlords previous behaviour as Applegate had previously listed the property for sale. Something which Grace denied knowledge of during our telephone conversation. As stated, if Applegate had been honest with me, I would never have taken the lease. I declined the offer to purchase the property as the landlord was asking around £100,000 more than the property is worth. I WAS NOT contacted by Applegate several times, this is a blatant lie from you. I had one conversation regarding a viewing, which was booked for 17:30 (hardly late night) which I did need to cancel as the property was too far away. Hannah, never returned my call when I asked her to speak with the landlord on my behalf and the only other call from Applegate was in response to my review. Not once has Applegate acknowledge my distress, my homelessness or Ill health cause by the section 21, which would have been avoided if Applegate had been honest regarding the landlords pattern of behaviour. My review is a fair and accurate representation of the service I received.

We rented a property from Applegate for almost 5 years. As a newly young married couple, we moved to the area because of my husband's job. We were not familiar with the area. So, we had to rely on customer reviews available online. What we did not realise at the time was that those seemingly positive reviews, many of which are dictated or at least encouraged by Applegate Properties, were mainly from sellers. If you are a potential buyer or seller, I cannot comment on the Applegate Properties' customer satisfaction. However, if you are a tenant and would like fair and honest feedback, please read on to make an informed decision. Applegate Properties is not guided by any ethical standards, nor do they have any regards for regulations. So, what they state in their replies to customers' feedback is completely different from how they run their business or treat their tenants. Prior to renting the property, Applegate painted a very rosey environment for us. However, this was far from thebtruth. For example, Applegate never told us about the issues that kids and teenagers would create even though these had been previously reported to them by other neighbours. My family were harassed by these kids on many occasions, and our cars were vandalised badly. We reported the matter to Applegate on different occasions. Each time, they stated that there was nothing they could do and instead asked us to contact the police. They even refused to install a very cheap CCTV so that we could present the police with recordings. When you have any issue, which you will certainly have as stated below, Applegate will refuse to deal with your enquiry saying that you will need to contact Younger Homes (a company owning and renting the properties through Applegate if I am not mistaken). If you contact the Younger Homes, they will refer you back to Applegate. They pass you like a football to each other. I am not sure if this is a deliberate tactic or not so that they receive as few enquires from tenants as possible. But you will get worn out and frustrated, and nothing will be done for a tenant. The types of material used in their properties are very very cheap. Paint falls off the walls, electrical switches keep breaking, and the house gets mouldy, etc. Despite doing your best and return the house in the best possible condition, they always try to take away your tenency deposit or deduct large sum from it citing silly reasons. In fact, this is what they have done to their previous and present tenants, some of whom still work in Holmfirth (for instance a barber). You can check this by approaching them who are kind enough to provide you with honest feedback We were told that we were the first tenants in the property and that no one else had previously lived there. This turned out to be completely false. Others had previously lived there (I am not sure why they even needed to do this.). We would constantly receive letters addressed to those tenancy. If you contact Applegate with a legitimate concern and demand accountability, they twist the truth and engage with manipulation. As one of the other reviewers has stated, their managing director, Amy, will threaten you using words such as defamation, etc. to shut you up. My advice would be to record and note down any of your dealings with Applegate as they are dangerous based on our experience. They never accept responsibility or say sorry when they have clearly in the wrong. The list goes on... I thought that there needed to be some publicity as all the so called encouraged positive reviews is what Amy wants the public to see. If you have been misfortunate enough to have rented a property from Applegate and are struggling to get your deposit back, do not be disheartened. This is what they have done to others. They capitalise on tenents giving up. Help is there for you. Note down everything as the first step, contact the Shelter organisation who will geniuenly try to help. If still no success, you can take them to the court. I hope the above has helped you to make an informed decision.
