Unprofessional, need to be reported as using fraudulent tactics to allow landlord to keep deposit. Best thing is avoid but understand that you’ve seen the perfect home and it’s advertised with Upsticks. First of all you will need to try and make contact only persistence calls emails will work, then be available whenever as they are not. If you do manage to actually rent a property make sure you have evidence of, documented and report everything via email as when your tenancy is up or you want to move they will try and con you and lie in order to help landlord keep YOUR deposit, this is so landlord stay with them so it is mutually beneficial to both agent and landlord. Deposit is held in protected scheme, but you will receive email with everything that’s wrong with the world (includes lies) and it’s all going to cost YOU. Fight seek citizens advice, property ombudsman and use dispute option with deposit scheme. This has happened to far too many people and frauds like this need to be stopped.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
