I recently bought a house through Yopa. The sellers of the house were in no rush to move out, which was ideal for us because we had to sell our flat in order to purchase the house. This was no big deal at the time, and we got Kenny in to value our flat. We lived in a highly popular area where flats sell in about 1.5 weeks. We were advised by several people to get multiple valuations done and I’m glad we did! He didn’t value it as much as the other estate agent, so we picked the other person, as anyone would. (We are talking a £10k difference). He scoffed when we said how much we thought our flat was worth (we ended up getting way more than that). My boyfriend told him on a call that we picked a different estate agent. He was absolutely unprofessional and angry on the call. He subsequently sent us nasty and cheeky messages. As if this wasn’t bad enough, he tried to get the sellers of the house to pull out and take a £12k less offer. All out of spite because we didn’t pick him. To be clear, once the property is sold the estate agent should only be there for advice, not controlling the whole operation and contacting solicitors etc. An email came directly from him to the sellers lawyers and our lawyers basically saying they were going to take this lesser offer all because we were in a chain and they wanted the missives signed within three weeks. This is hilarious because the missives were all finished on our end for months before the sellers signed them on their end (1 week before the move in date) To this day, I’m unsure if the sellers of the house even know he did that as their reviews said “stress free” and threatening to pull out and take lower offers is not stress free. The lawyers had to get involved and everything, because he was technically breaking the law/ it was extremely frowned upon. The sellers lawyers had to threaten to not represent them if they went any further with pulling out. Also, we were meant to meet him outside the house to get our keys, and he had let himself in to the house and was running about the house and garden? Very strange that he thought he could just let himself into our house before we arrived. Is this normal?? The house was ours and had nothing to do with an estate agent at that point, so I feel it was very very inappropriate and unprofessional to let himself in like that.

18 Jul 2021I am upset at the accusations being made against me as they lack foundation. With regards to my frustration at them not choosing me, they had asked me to come out on a Saturday morning to value their flat which I did. I gave them an estimated value based upon recent sale prices in the area. As I advise every client, this is only an estimate and it is down to the surveyor who carries out the home report what their value will be. They told me on the Saturday that their cousin might buy it from them and they would know on Sunday and let me know, but they specifically said that if that didn’t go ahead they would use me. When I followed up with a phone call on the Monday, they told me they had decided to use their solicitor to sell. However I subsequently found out from the surveyor that they had already been instructed the previous Friday so my visit had all been a waste time, hence my frustration. It is common practice for a buyer to use the same estate to sell as it keeps everything under the one roof and we can update clients with progress etc so it tends to be a smoother process. On the sale of theirs, it transpired that they had sold it to someone who also had a property to sell. I have a duty of care to my client and I advised them off this as they had a specific date to move into their new build and it put this at risk as they have a young family and I just wanted everything to go through as they were worried they may lose their new house. After some consideration, they instructed me to speak to the buyer who had been 2nd at the closing date which is not breaking any laws, however once the solicitors were notified it was sorted out and it was decided that the original purchase would stand. On the day of completion, I made myself available to be there to hand over keys to save them a journey into the solicitor in Glasgow to collect: I had several completions that day and had been taking photos of happy buyers with their keys standing next to my ‘sold’ board for my social media/ The seller had put the board in the back garden which was only accessible from the back door. The previous owners had invited me into the property prior to them leaving 10mins before the buyers arrived so I didn’t feel I was doing anything wrong and simply wanted the for sale board in the picture, however the buyers declined to have their picture taken. I always try and go the extra mile for every client, whether it’s the seller or the buyer and I will continue to do my best for everyone.

The sales pitch day one was strong and full of impressive “stats". I signed up for the premium package with a pay later option costing £2,499. I cancelled it after 6 months as I was really disappointed with the progress being made. While their advert production and online marketing were good, beyond that, the service simply didn’t deliver. Despite a competitively priced central London flat, I had only 2 viewings in 6 months, even though there were 10 people who expressed an interest in the property online. The Yopa portal is vague and uninformative, showing no detail about what was actually being done behind the scenes. Yopa promise a lot upfront, but it became clear there was no real incentive for them to sell the property once the fee was committed. In a sales process like this, you need a strong middle-person actively progressing enquiries, this just didn’t happen. After raising my concerns a couple of months in, the head salesperson said he would follow up directly with interested buyers, and he happened to find 1 buyer who expressed interest from weeks before (1 of the 2 mentioned above). In the end nothing meaningful came from months of “interest.” It felt passive and superficial. The moment I moved to a traditional agent, I had multiple viewings within days. That contrast says everything. I am now disputing Yopa's entitlement to full payment with the Property Ombudsman, a hassle I could do with out. To summarise, they have a slick pitch and polished advert, but very poor follow through. "Buyer" beware! They will point to the T&C's at the end and say to you that they "do not follow up buyer enquiries and that any such actions are discretionary" - so ask yourself what purpose do Yopa actually serve!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
