I did not know landlords have problems with them too. Me as a tenant I feel quite dissapointed with them. No maintenance of the flat when you ask, really bad customer service, really bad flatmates (not proffesional as they claim on their website), no cleaning, you have to pay bills on top even on the website they say everything is included... plus few days ago they increased the utilities cost to 50£ per tenant which is embarrassing and hilarious. They just want to take your money with excuses.

Would give minus stars if I could. £250 you pay for a service which from my experience is non existent. Firstly, they seem to only chat and ‘help’ you if you contact them first. When I showed keen interest in a place, while emphasising to them I needed to sort a place urgently, they were slow to respond and I was told they couldn’t sort me a viewing. I was told this after the place had been taken. Had me questioning how someone else managed to get a viewing and secure the place in the same time period. For me, shows a complete lack of effort on their side. I then waited a working week to see if they would reach out to me to further help me. Not a word from them. I then text asking for my refund, should be fine seeing as I was only a week into this so called contract. They don’t do refunds which is understandable as it’s in the contract, however this seems to the only part of the contract they stick to. I would recommend just going on spare room yourself and really trying from there. Don’t waste your money like I did.

Report them to the police their address is 17a Newman street, 4th floor. Ace property sourcing and the part company is Rision Consulting. I went their to complain about something random as I live across the road. Yes they are very dodgy and I have complained to the police and local council.

I used this agency to source a room as I needed somewhere urgently and was struggling to get viewings through spare room. They found me 1 place, told me I should just take it because I was desperate. I then found out it was a 1year tenancy (I specified I only needed 9 months), but they said they'd find me a replacement tenant and a new place to move to. The time come around to move and they have done nothing. They have not found me anywhere to move to, they have not found a replacement tenant (or even tried), they won't reply to my messages despite multiple chasing and have now left me paying for 2 rents simultaneously, which I can't afford. Can someone help me? Who can I report this to? This is surely not right, they haven't delivered on any of their promises.

I was sent by an advertiser on Spareroom to who I assume are this 'business'. It was 17a Newman st, (just off of oxford street) 4th floor, however, I was never actually given a company name and it wasn't listed at the front of the building. They tried to charge me agency fees (£300) BEFORE I could view a property. I of course said 'thank you, but no thank you' and left. Unfortunately, there was also a Peruvian family there, who didn't speak English and were clearly ripe for exploitation. I've reported the guy who sent me there to Spareroom, and I have a partial recording of my conversation with one of the employees who was asking me for money up front - so will hit up google and see where would be the best place to report them to.

I had a great experience with them. Took a bit of time to find the room but that is because I myself was picky, but found what I was looking for. Definitely good service :D

I've been scammed by them too - I paid the registration fee and holding deposit for a property and was then presented a contract with different terms than what we'd discussed. When I questioned it, they gave me a partial refund and stopped replying. I've reported Core Sourcing, Rision Consulting and Dunes&Tides (all owned by the same people) to the police.

Absolute scam they will take your money and not do any services for you DO NOT have anything to do with them. 4th floor of 17a Newman street they charge ridiculous fees and do nothing if looking for a room look elsewhere

I was able to recover all my lost funds and bonuses back. I had the same experience as many people here. I went to their office to speak to them about a few of the properties that I saw were advertised on gumtree. I was then promised to view 2 properties that I really liked, which was the reason that I decided to pay the £250 sourcing fee. This was a huge mistake as I was not shown either of the properties that were promised, I was then shown 1 alternative property that was just not up to standard at all. The whole time I was only ever shown properties after continuous chasing from my end, none were ever suggested to me proactively. Within 1/2 weeks of working with them I quickly realised that this was a scam and requested my money back, which they refused. I was then given an email to air my grievances and over 2 weeks later I am yet to receive a response. The overall experience has been terrible and Giaco in particular was very rude. I am taking this up with a consumer advisory service and possibly legal action. Avoid at all costs.
