Absolutely awful experience with Portico Fulham branch from the get go. I rented a property on Vera Road in Fulham with Molly Derbyshire who was quick to take my money but little did I know the ongoing issues I would have for the next 14 months would get worse by day. I rented a 2 bed flat in a converted flat that needed a fair amount of work, mould and damp sorted and tidying up before anyone could move in. I signed a contract with clear terms clarifying the works that had to be done before moving in including basic things like painting, sorting the damp in ceilings etc. On my moving day that alone is one of the most stressful things and what should have been an exciting day - I was shocked and horrified when I opened the doors to my flat. I was promised a check in appointment with someone who would go through everything with me as standard noting down all items at the flat. Instead I was met by a young man who opened the door, chucked me the keys and ran out saying he had another appointment and somewhere else to be. He didnt show me around nor did he do a check in report as required by law and stipulated in the contract I signed. When I looked around the flat I understood why he ran out - I would have done the same. The check in wasnt done! I was welcomed to old bric a brac left by old tenants, including broken furniture, parts of building materials, old doors and general mess on the floor and in wardrobes. The place wasnt cleaned or even remotely tidied. It looked like it was simply left as the previous tenants had left it - completely trashed. Curtains had snot marks on and red blood I dread to think why it was there. Bathroom had hair all over and kitchen was greasy and dirty throughout. Painting was done in the dark I assume as all floorboards were covered in large paint splatters. That place hadn't seen a cleaner in years. When I called Molly Derbyshire to demand a cleaner and a place to be sorted immediately, she ignored me and cut to 6 months later - still nothing was done by her. She had my deposit and rent money so she was happy! She quickly pushed me over to a 'property manager' Harrison Portch. He was also utterly useless and had to be chased daily as nothing was done about it nor did anyone care. After limited responses for weeks with nothing resolved, I found out Harrison had left and a new property manager was in charge. Again, nothing was done by him either. I was then passed on to Joseph Lee and Kristian Muzelle - again new property managers. This was now 3 or 4th property manager for that flat in 6 weeks. I sent the same email and a correct check in report on how the property was actually presented to me to Kristian who didnt have a clue and was not briefed on any of the issues. Not long after I was passed on to Anthony Adomako and Filippo Yunis. The NEW property managers! This is now number 6. Fastest staff turnaround I've ever seen. You will have to ask yourself why? 6 months later and after tremendous amount of stress, upset and tears having to live in a place that was not fit to be occupied - I got most of the issues resolved and fixed with my own time, workers and contractors. Simply due to Portico not lifting a finger and not even getting basic issues resolved such as damp that was across the property. My clothes were ruined due to wardrobe not having the back panel and damp got to my clothes from the wall. I had a leak in the ceiling for 4 weeks and upon reporting to Portico they advised me to leave it! The last 12 months I spent at the flat after vacating was spent trying to get the damp, mould and leak issues resolved. Nobody seemed to care. To my surprise downstairs flat that is managed by Chestertons had their damp issues resolved immediately, Portico however has done nothing. To my surprise and shock 14 months later when I was due to vacate the flat I was told the mould and damp issue at the building is my fault and I didnt let enough air in to the flat or open windows. I was laughing so hard I nearly fell off my chair. Portico has put the ongoing damp and mould issue that is known in the whole building and runs across 3 flats on me and has kept my deposit for it. Upon emailing the Portico Regional Director Vatche Cherchian to express my concern and disgust on how I have been treated, he also ignored my emails and simply fobbed me off to his assistant to reply. The saddest thing is that its evident that the landlord doesnt have a slightest idea what is happening in her property and how it has been managed by Portico. Due to such vast turnaround of staff nobody in Portico has any evidence or proof. Luckily I have everything that will be used in Court to bring them down. Do yourself a favour and sign with Chestertons, Dexters or Foxtons - anyone but Portico. They claim to be the 'premium' letting agency in Chelsea & Fulham. The only thing they are premium of is scamming people.
