We were told of a property for rent by the property's neighbour. We had to do extensive Google searching just to find the listing as the property was listed on no other estate websites at all. The property had been listed for 5 months without finding a tenant and only had 1 picture. Soon we found out why no one has rented it when we tried to schedule a viewing. The agents insisted that we complete a form PRIOR to viewing that includes our full bank details as well as requiring we stop at their office, in person, to show photo ID. We explained we lived in Orkney and had flown down to Edinburgh all day for business meetings and so were unable to come to Perth in person but that we could easily show ID at the viewing on the day. Further we refused to give our full bank details unless we decided to rent the property but shared all other information such as our address and business details. Nevertheless, the agents refused to accommodate us in any way and so we have canceled the viewing. This is an appalling way to handle lettings -- both in so poorly advertising the property and then in being so ridiculously demanding before a simple viewing. They are letting down the landlord and making a nuisance for prospective tenants. Kippen Campbell is a business that is woefully unprofessional in its letting services and customer care and I will steer well clear of them in future.
It\'s very simple: their procedure should be like most agents\'. Set up a viewing without requiring photo ID to be shown in their office beforehand and a full form requiring your complete bank details. All this should be done AFTER the viewing if the client wishes to rent the property. Also make sure your property\'s details are on other websites so that prospective tenants can find it easily and get the information -- including photos -- they require.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
