When I leased my flat from this company and I had no experience in how to deal with letting agencies. If i had know then what I know now I would have done more research, found out all the bad reviews and never used this company. Their customer service is shocking. When I moved out this company kept my deposit saying that the carpet needed replacing. 5 months later the carpets were not replaced and new tenants were moving in. I had to get trading standards involved and eventually they said they would return my deposit. Then they informed me that they were deducting the cost of a new lock to the front door which had been damaged, but not by myself. There had be no mention of me paying for a new lock until 5 months after I had moved out and they found themself in a position of having to return my deposit. I am now wondering what charge they will dream up in another 5 months. I now find myself in the position of having to pursue the matter through a small claims court. I would never recommend using this company as they seem to be able to dream up charges without consulting you and 5 months after your lease has finished. Their main objective seems to be to not return a clients deposit. It doesnt suprise me that Learmonts has not joined the 'transparent agent' scheme, as this scheme is for agents that are open about independent customer feedback and have nothing to hide. I will never use this company again, my advice would be to find a agency that is open and transparent.


What agent could do to change your mind?

returned my deposit without having to wait nearly 6 months and get Trading Standards involved being open and honest about charges and not dreaming up new ones 5 months after I had left my let not charging me for a damaged lock which was not damaged by me and I had actually left the let when the lock was damaged and living in my new home.

I've also had a terrible experience, and have left a review on TrustPilot.co.uk. The worrying part is that on the TrustPilot page, it appears that one of the staff there has left a positive review (the only one) posing as a tenant which in my mind amounts to fraud. Here's the review I left there: "I agreed to act as guarantor for a family member who wanted to move into a property managed by Learmonts. The process was ridiculously complicated and they wanted 3 years worth of financial history, work hiostory and character references (more than I had to give for my mortgage!). They also took an age to process all the documents that I gave them and sent me a copy of the lease 4 days late, and only 2 days before the move-in date. The lease contained several clauses that I was uncomfortable with and looked like it was designed to exploit and extort as much money from the tenant as possible. I asked if they could amend or remove any of the clauses and was told that it was non-negotiable and that if I didn't sign I would render my relative homeless. They refused to even contemplate amending the lease and repeatedly tried to force the issue by making emotive references to my relatives situation, telling me that they'd been on the phone to them crying for half an hour. As usual, companies like this are very defensive about the terms and conditions of their contracts and are quick to allay any fears by saying "Oh no, that part really means...blah, blah, blah" before turning round and telling you that you should have checked the small print before signing anything. I wouldn't trust them for a second and they're clearly playing tenants for fools. If you don't think that's bad, the only positive review on this page would appear to be from someone who WORKS at Learmonts - if that doesn't make you suspicious, then nothing will. An absolute disgrace and deeply unproffessional handling of the matter all round."

Very poor experience from start to finish. Had to chase every month for rent payment despite the tenant paying on time. Phone calls not returned and poor customer service all round. I had been a client with Learmonts for a number of years and of all the Letting Agents with whom I deal they are the WORST.
