We Have All The Proof We Need with regards to The recent Illegal And Criminal Eviction that took place at 48 Folly View Grove, Ormskirk, West Lancashire and the condition of the property etc etc etc, before, during and just after us all being thrown out onto the streets

4 Dec 2020We have been successfully selling and letting property within Ormskirk and all surrounding areas for many years. We would like to formally respond to the 5 reviews from this family, please note, the following: The property that this family occupied was a new build Bungalow, they were the first occupiers, as with all new build homes, there may be a short snagging list which the Developer would deal with over a determined period of time. Mr Anthony McGillicuddy and his wife Hazel McGillicuddy (not McGill) and their daughter Victoria McGillicuddy (not McGill) and Mr Daniel McGillicuddy (son). We would firstly like to inform that there are 4 named parties above, we would point out that the son Daniel McGillicuddy was NEVER given any authorisation to reside at this property. This was a 2 bedroom Bungalow. We also confirm that Daniel McGillicuddy came and stayed at the property with two very large Blood Hound dogs that were also NEVER authorised to reside at this property. We received several complaints from neighbours, about the dogs, the noise and that they were extremely aggressive and at one point attacked an elderly neighbour. Several other neighbours also complained on many occasions about the noise, about the dogs and the presentation of this property, this property is located within this new and established development of similar properties. The authorised parties who were able to reside were Mr Anthony McGillicuddy, Hazel McGillicuddy and their daughter, Mr Anthony McGillicuddy was informed about the dogs and his son staying and that this was not acceptable and also that there was no authority from the Landlady. Lockdown in April came, this gave an excellent excuse for the family to continue renting. Ian Anthony Estates, have tried to assist this family wherever possible Issues were raised and investigated, in many cases as soon as they were raised, as emergencies, but access was denied by the tenant as he would say not enough notice was given to him despite contractors arriving to attend at short notice and fitting him into their own busy schedules having been told emergency. Investigations for the electrics/lights were carried out by the developer and reported that no faults were found. The boiler was also checked, and any initial fault repaired, it was inspected on 2 further occasions, when the family felt that access was suitable and found no faults although Mr McGillicddy claimed he felt unwell and his life was at risk the gas engineer passed the boiler as perfectly safe. The garden was also raised as a concern as some puddling was noted, a soak away was required when investigated by the developer, this involved several other property who had the issue dealt with swiftly, but again access was denied on various occasions, as not suitable days or times by Mr McGillicddy, even though we offered to gain access through a raised fence panel, so no access was needed through the property itself, he denied this but then continued to complain. The washing machine was highlighted as not working, turns out they put the child lock on, this could have cost the landlady £45 at the time as he insisted an engineer should attend, it was found not to be necessary once the child lock was turned off. The family wanted a shed, they were authorised to have a small shed, as the garden is not very big, but this was rejected by Mr McGillicuddy who wanted a large 12ft x 10ft shed. This was refused by the Landlady. This would have been suitable after the garden soak away was put in by the developer, but this was made extremely difficult by the tenants to gain access to sort the soak away. During May/ June this year, this family decided that they did not want to continue paying rent The family were asked on several occasions to bring their rent arrears up to date, at the end of the tenancy they were 6 months in rent arrears. It is they, who chose not to pay the rent and make themselves homeless and the impact of this, directly affects their daughter no doubt. The family were provided every opportunity and notice to comply with access arrangements, work requests, for inspections, which were all strictly on their terms or contractors were simply turned away. The tenants were given Section 8 and Section 21 notices due to the many complaints about none payment of rent, reporting of jobs that were found to be unsubstantiated upon inspection, the unauthorised dogs and son living at the property, a caravan appearing at the property which is against the builders, Taylor Wimpy rules of the housing estate and an array of complaints from neighbours to the local authority and police. Ian Anthony Estates did attend, with the Landlady and the local police force, who oversaw and attended for several hours before taking authority from their superior to continue with the Eviction. The 5 reviews from the family are abusive, unjust, and not true. They have made very personal threats directly to Mr Ian Foot and the Landlady Mrs Clare Jackson, by informing them both that they know where they both live and that they have picked on the wrong people this time. Unfortunately, we are unable to provide any references to any other agents in a positive manner due to the condition the property was left in, the manner in which this family have behaved during their occupation of this beautiful bungalow and the rent arrears that they have allowed to willingly build up.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
