As first time buyers our experience of Snapes/Moore Homes has been awful from start to finish. Firstly during the initial viewing of the property we intended to purchase, the agent was very negative and derogatory about the sellers/home we were looking to purchase, which was shocking considering the sellers are the ones that pay them their fees. Secondly, the whole process has been a horrendous emotional rollercoaster, it has taken almost 7 months since our offer was accepted, and our sale is now due to fall through as our mortgage offer expires. The property needed consent from a ground rent collector as they had made several major structural changes without the consent of the ground rent collector or planning permission. We have had to chase almost on a daily basis between the months of June-September for updates on whether structual reports had been undertaken and consent granted, and have had several un-returned call requests. We have even been told on several occasions that they cannot get hold of the sellers solicitor, even though we have actually been able to call and speak to them directly because we were not getting answers from Moore Homes - which tells you pretty much all you need to know..... Moore Homes have pressure put on us several times during the sale asking us to proceed with a sale without the required consent from the ground rent collector for structural changes to try and hurry us along when this should have been undertaken by their seller, as the property may not be structurally safe. At one point they were encouraging us to take insurance out (which would be void as the consent was a matter that was part of the terms of the transfer) for a property which may not be safe. Consent was later refused by the ground rent collector upon production of the sellers structural survey but nobody would share the reasons why with us. We are now in limbo with a sale due to fall through, 7 months of hell, and no property in sight. I strongly recommend that in future, due dilligence is undertaken and that the agents recommend sellers are compliant with the terms of their TP1's, transfers, or leases, prior to putting a property on the market. Its a simple ten minute review of the document that any person could do, and would prevent the nightmare that we have experienced. Even checking Stockports planning database for planning consent would be simple enough to do, I did! advising the seller to assist them in the sale would only make them look more professional. On another note - if you know someone who is selling a 3/4 bed detached property in the Cheshire area, we are first time buyers with no chain, looking for a home desperately!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
