By far the worst estate agents I've ever come across. They will give you a dirty house, will not get stuff done during the tenure of your stay, then in the end blame you for defects you didn't create. I'd recommend you to not just put everything in emails but take photos and also record your conversations with them. They will definitely gamble on the deposit. We got the property professionally clean. And they pinned defects on us that already existed before we moved in.The garden was in tatters, we told them this is how we will leave it but no, they wanted us to leave it like a perfect looking garden. We even had photos but they point blank refused and took money from our deposit! They are very unprofessional. The moment you sign the contract their attitude will totally change. Especially the lady who deals with contracts is very ill mannered and rude. They will tell you 'landlord said this or that' while all this time they will be the ones making decisions. Make sure you fight for your deposit right till the end.

Hmmm, they try hard but in their endless checks and verifications that are put in place to make them seem more professional they actually appear more amateur. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
