We first came to know Yopa when Richard Beard was showing us around a house. We were impressed by his knowledge, professionalism and manner. He stayed in touch and when the time came to put ours on the market it was Yopa (Richard) we chose. Richard took amazing photographs and we felt that he really took on board the features of our house to put in the advert and pass on to prospective buyers. Our house sold quickly and Richard liaised between us and the buyers making us feel supported and keeping things stress free. Sadly, Richard left Yopa. We were informed via email but I had several panicked messages from our buyer who hadn't been informed and didn't know what was going on when he couldn't make contact. He was very concerned that something had fallen though with the house sale and I had to explain and reassure him! Stuart Randalls, the replacement agent was the absolute opposite of all the great qualities Richard had. We had several generic emails from Yopa but no personalised contact and when our buyers requested another viewing Stuart told me 'it would be easier' if I did it despite me paying for the package where the agents did it and despite my solicitor telling me not to get involved as I was paying for professionals to take on those kind of jobs. As someone who has never sold a house before I could have really done with Stuart's assistance but he just wasn't interested. The developer we were buying from made contact with Stuart on an occasion when there was a query regarding our buyers position - again, Stuart was less than helpful and they noticed that which was embarrassing at worst and disappointing at best. Stuart didn't even know who we were having never made the effort to meet us or make himself aware of our or our buyers position. In the final week before completion I received an email from Yopa telling me it was time to arrange key handover on moving day. I organised this only to be phoned 3 days before moving from a director asking if he was needed to handover the keys?!!! Again, as someone whose never sold a house before I did what the email said only to receive contradictory information days later. It would have been far more helpful to have information with clarity on what could/would happen on the day. Overall I would not recommend Yopa. I paid £2,149 and all I received was some great photos and a positive viewing experience with Richard. After that it was like Yopa forgot about us. I did mention this once but was told it's not the agents responsibility to stay in touch when solicitors are involved. Interestingly, despite leaving the company and having no obligation to do so, Richard did stay in touch and touched base every now & again to ask how things were going. That courtesy call made us feel valued and supported and was the service we thought we were paying for. It says a lot for Richard (who I would 100% use again) and Yopa who I'd never recommend!!!!!

The sales pitch day one was strong and full of impressive “stats". I signed up for the premium package with a pay later option costing £2,499. I cancelled it after 6 months as I was really disappointed with the progress being made. While their advert production and online marketing were good, beyond that, the service simply didn’t deliver. Despite a competitively priced central London flat, I had only 2 viewings in 6 months, even though there were 10 people who expressed an interest in the property online. The Yopa portal is vague and uninformative, showing no detail about what was actually being done behind the scenes. Yopa promise a lot upfront, but it became clear there was no real incentive for them to sell the property once the fee was committed. In a sales process like this, you need a strong middle-person actively progressing enquiries, this just didn’t happen. After raising my concerns a couple of months in, the head salesperson said he would follow up directly with interested buyers, and he happened to find 1 buyer who expressed interest from weeks before (1 of the 2 mentioned above). In the end nothing meaningful came from months of “interest.” It felt passive and superficial. The moment I moved to a traditional agent, I had multiple viewings within days. That contrast says everything. I am now disputing Yopa's entitlement to full payment with the Property Ombudsman, a hassle I could do with out. To summarise, they have a slick pitch and polished advert, but very poor follow through. "Buyer" beware! They will point to the T&C's at the end and say to you that they "do not follow up buyer enquiries and that any such actions are discretionary" - so ask yourself what purpose do Yopa actually serve!

terrible comms from day 1; no replies to requests to amend my ad, no advise on increasing viewings, no quick and easy comms you need to speak to someone, They clearly don't care whether you sell or not as the get paid either way so would not recommend YOPA or ever use again. 2 weeks after my sale ... I’ve had an awful experience with Yopa—twice. Most recently in 2025, I instructed them to relist my tenanted property and clearly told them to arrange viewings through my letting agent (Dixons). They ignored this, scheduled viewings without access, and cancelled on buyers last minute. Their agent ... Read Full Review

AVOID! AVOID! AVOID! Diabolical experience from start to finish. I’m not the first to note the shocking incompetence of David Rothwell at Yopa who was assigned to market and sell our Preston (Lancashire) property and I have no doubt I won’t be the last. Extremely poor communication from the moment ... Read Full Review

This is specific to Yopa - Cambridge. The agent did not provide any feedback from the vendor on the offer made. She spoke with me on the phone after I made the offer (in writing) saying the offer is low and that she would communicate to the vendor (as she has to as per Estate Agents Act). ... Read Full Review

We viewed a flat in Oxford which was marketed by Yopa and up for auction. The empty property had no chain, had initially been brought to the market a year earlier, and had two failed sales. Felt completely conned by our agent who 1. Over valued the property massively leading us to put the property on the market - a realistic valuation would not have. Yopa promised the earth but spectacularly failed to deliver. The local agent was confident of selling in a matter of hours but, several months later, no sale and only 3 viewings.
