Fit Property caused me to lose £3000 to a house I never lived in due to incompetent staff and managers and shoddily written tenancy agreements. Despite charging me £299 estate agent fee they refused to help me with viewings and when I managed to find someone who was willing to take the room they gave her false advice and refused to contact me. I lost the opportunity to rent the room because of their laziness and false information. I spent 6 months trying to find someone to take my room but every person I found was hampered by their delayed replies and misinformation. Fit Property are inexperienced and lacking in legal knowledge. I am a student and their laziness cost me a whole years maintenance loan and hours of time.

When you have signed a fixed term tenancy agreement, the only way out of the contract is by finding a replacement tenant on the contract - this must be done in a like for like fashion and they must be referenced the same way and the new tenant must sign for the same tenancy length. Looking back, I can see that you did bring applicants to us which we followed up with every time, however some of the applicants were not successful as the tenancy length/referencing process wasn't suitable for them. We are a reputable agent and all our tenancy agreements are drawn up by solicitors, they are standardised agreements with terms you will find in agreements across many reputable agencies/landlords. A new tenant was found 6 months in to the contract and you were released as agreed. Before the tenant fee ban, it was standard procedure to charge a fee for a change of tenant and for an initial application fee. Fell free to call the office if you wish to discuss further.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
