I would never recommend this agency. Awful. At start of tenancy the house was dirty including the oven. Female staff are extremely rude and sarcastic. Only interested in the landlord not the tenant. Asked a number of times for them to visit but they refused. At the end of the tenancy after 5 hours of cleaning the inspection picked up petty cleaning issues including a blue mark in toilet from toilet cleaner and needed a flush, asked agent if we could return and rectify and was informed No that industrial contractors would come in as the landlord stated that we bodged it up the first time. Money was taken from the deposit for cleaning issues. When I mentioned to the female letting agent that they had lots of negative reviews she laughed and said yes that she knew this. Not funny. As new to letting I was unaware that we should be taking pictures and documenting in the inventory every single minor spec of dust or scuffs. received deposit minus charges for contractors. I would recommend anyone considering letting from this company to take as many photos or videos as possible and document even the smallest piece of dirt or cobweb as they will charge for this at the end of tenancy.

17 Feb 2020I work for Maldon Lettings and just wanted to comment in general, rather than in respect of an individual tenant or property. Tenant’s generally complain following our end of tenancy check and when we raise issues when a property is not presented to the same standard that it was at the start of the tenancy and cleaning and/or damage is noted which then needs to be addressed, either by the tenant, landlord or a contractor or by way of compensation to the landlord. Where possible a tenant is offered an opportunity to pop back to the property in order to rectify minor issues and although we do not have to allow them back, we do try to be reasonable. Unfortunately, some tenants respond very negatively when they are asked to address any issues, despite there being before and after pictures. All tenants are provided with a very detailed photographic inventory/statement of condition which they have a chance (7 days) to amend at the start of the tenancy if they do disagree with anything (cleanliness, condition, damage) and this is then used at the end of the tenancy and any differences are noted. There is a fine balance - on one hand we are the landlord's eyes and have to ensure a property is left as it was presented, especially if a new tenancy is due to commence. It would not be good practice if any issues were not addressed and then a new tenant complained and expected the issues to be addressed. It would be unfair if the landlord then had to arrange for the work to be done or to meet this cost as it would have been the responsibility of the previous tenant. On the other hand, where we can see that a tenant has really made an effort to return the property to the same standard it was at the start of the tenancy, or better, we do try and take this into consideration too. It is not a nice part of our job I am afraid and we have only received negative reviews from tenants who have been asked to address any such issues. We are thorough but if areas of a property are unclean or there is any damage to the property then we have to address these (unless these issues were there at the start of the tenancy). We cannot simply ignore them because we may receive a negative review although sometimes it would be much easier as it is so disappointing to read anything negative. Being a customer facing company, dealing with so many customers, we are not going to be able to please everyone all of the time. As a company, we do not benefit in any way from raising issues at the end of the tenancy and getting them addressed but it is part of our job as a letting agent I am afraid.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
