I am not surprised at all by the negative reviews. The very person replying to these comments is the most rude. Would not recommend dealing with this estate agent. I had a very lucky escape. I went to view one of the properties they are managing in Crayford and planned to move forward with the process, however, due to the actions of one of their employees, Fahad Malik, I have not felt comfortable doing so. While I understand it is the estate agents' responsibility to get tenants into the property, it should be done in the most professional way. Unfortunately I don't think Fahad conducted his approach with me with much respect, even citing that I "wasn't a customer yet" so didn't need to be treated with respect or dealt with professionally. The company claim you want to be know as an Agent you would recommend to a friend??? Unfortunately, I don't think this employee adhered to their ethos in this instance. I felt like i was being pushed into something quite forcefully and aggressively, while he claimed sarcastically that I should have called from the building site like everybody else - then again later telling me there was only one flat left (after originally telling me there was two 5 mins ago) and I should have been quicker to respond. I have had a couple of people call up since then and unsurprisingly there are still properties remaining. He mentioned that it was him that reached out to me after the viewing implying I should almost be grateful?? This forceful approach with potential clients/tenants is unacceptable and should be addressed. Terrible service providers!!!

23 Oct 2019This is a very one sided account of the actual conversation which took place, conveniently omitting most of the facts. The truth of the matter is that I called the applicant in question for their feedback following a block viewing at a lavish new development of luxury apartments, seven of which were one bedroom units. I had secured holding deposits on three (out of the seven) even prior to the viewings taking place. A further two were secured by interested parties whilst they were still on site. On learning of the rate at which the apartments had been let, the applicant became immediately aggravated and argumentative. According to her the apartments could not have let so quickly and I was lying to exert pressure on her. This was not the case. She could not comprehend why the apartments were not available and why they were being secured. She did not want to commit to the apartment but didn’t want anyone else to take it. So according to her theory, I should not have entertained the applicants who were willing to commit their interest just in case she decided that wanted to proceed. The fact that she has stated that she has received other calls about the development in clearly untrue as ALL of the one bedroom apartments have been secured on the day and we are strictly not considering any more applicants for this size of unit. The sentiments about a luck escape are mutual, I assure you. Furthermore, based solely on the use of language, tone and attitude displayed, this applicant would not qualify for the properties in question in any case. Resorting to negative reviews has become the default action of those who have no real case or complaint to be answered.

23 Oct 2019Firstly, I’m please to have finally got a response. Having sent a complaint to both Lawlors and Ash group properties (who own the development) I have received no acknowledgement, but I seem to have received a response here - so maybe you do care for your reputation or maybe you just don’t want potential/existing clients to see that you haven’t acted in the most reputable way. Your above response is just proof of the tone I was met with on Saturday. Just own you didn’t act in the most professional manner. You have not quoted on rude thing I said because I was not rude at all hence why those claims of me being rude, agitated etc are unfounded. What do I have to loose if I was? I don’t work for an estate agent, I don’t deal with customers? There is no need for me to lie about my behaviour i had to ask you several times to not be rude to me. At the end of the day you are a service provider so should have acted more professional. If the flats were going like hot cakes why did you have to proactively call me? It just felt like a sales tactic/pitch and that shouldn’t be the way you are made to feel. Believe it or not I’m ok with your "Lavish flats" not being available - it's unlikely they would be finished by mid-November anyway, the problem comes in with the way I was treated and spoke to. I think it’s important to share my experience so people are aware. If they choose to take the risk with working with you that is down to them. If you are really what you displayed to me recently they will find out soon enough, but for their sake, i hope they don't and you use this experience as a learning and improve the way you deal with people. You have zero people skills so I’m surprised you are in a customer facing role. I made it clear I needed to be out of where I am by the end of November but you didn’t seem confident the flats would be ready by the end of that month saying:“ i thinkkkk they will”, so forgive me if i needed more the 30 mins to think it through. I voiced my concerns that it may not be ready in time because it was quite evident there was still quite a bit of work to be done. Like I said in my review above if I had called on Monday and you said they had gone wouldn’t that be my issue? I don’t think it’s your job to pressure people into making rash decisions - or is it? As for not qualifying as tenant - that's laughable! I was a suitable enough candidate for you to ring up, but not when i decided to challenge the way you were speaking to me. That comment is just another example of the immature attitude you displayed. I am very happy it has worked out the way it did. I didn't have a good interaction with you and wouldn't recommend your services and that is why I wrote this review. Regards,

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
