I have given address properties 1 star out of 5 because it is not possible to give them 0. I lived as a student in one of their properties for a total of two years and I have never in my life experienced customer service so inefficient and neglectful. I honestly think high school students on work experience could run an establishment better than the staff here. I strongly suggest if you are considering renting or even interacting with this company you run a mile. First of all I would like to mention how every member of the house had to pay a £100 admin fee to secure the property, this alone is ridiculous because their performance in admin is abysmal, the emails they send aren’t even proof read for spelling mistakes and they are often ‘lost’ or even ignored. During my time at the property I became aware that the keys for the flat I was living in also opened the flat downstairs and vice versa, this was a security concern for me as the flat downstairs was going to be converted into an Air b&b property and I was going to be living in the property alone that summer while everyone else went back home from university. When I emailed address properties about this, they insisted I was wrong and there was no way that was possible even though I had told them I had got the current tenants from downstairs to prove this by using their keys on my flat infront of me. My emails of concern were then ignored. As a result of this there were two separate occasions where members of the public arriving at the air b&b made it into our property. I find it disgusting that address properties allowed for me to be put in this sort of danger when I made them very aware of it. When we first started to live at the property the Wifi didn’t reach all the rooms and we had to complain for months to get wifi extenders installed. Not only this but in summer 2018 during exam period the wifi and even cabled internet stopped working completely, it took an entire month to get it working again which greatly impacted our university work and racked up expenses in buying large mobile data packages to compensate for the lack of internet, we were offered no compensation. The delay was due to the fact the BT engineer would not go to fix the router in the basement as it infringed on his health and safety, which brings me onto my next point: The basement, where we were required to leave our general waste, not only had no recycling facilities but it was emptied so little that there was vile rat infestation, we complained multiple times however we were lucky if the bin room was emptied more than every 3-4 weeks despite them telling us they had arranged for improved clearance, sometimes the bin bags would build up to more than head height. We also had to arrange private pest control because we had mice in our kitchen and they refused to get someone out the same day. The private pest control confirmed that the previous poison put down by address properties maintenance team was cheap cat litter and probably the reason why we had been living with mice for months. The oven was broken for an entire month and their excuse was that we had a microwave, address properties expected 8 people to live off microwave food for a month. Finally, when deducting money from our deposits for damages address properties claimed that we had left dirty marks on one of the bedroom doors at the property and proceeded to attach a photo of a door that didn’t even belong to a bedroom. They also charged us £20 for getting a man to simply plunge a blockage in the bathroom sink. Just to reiterate address properties probably offered the worst customer experience I have ever been a part of, the staff are rude and useless, the company did the bare minimum if even that. Living in their property put me and my house mates in danger and it risked our health, not to mention the way they treated us as students was absolutely degrading. I wouldn’t even recommend address properties to my worst enemy.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
