My experience with Raine and Co was surprising considering all the positive reviews I'd read. The manager, Alex, misread an accurately-completed form and wrongly and intemperately accused me of lying. He did not apologise when his error was pointed out to him. Alex was frequently rude and shouted at us in a manner that we found unprofessional. My mother also had a property on the market with them, which he wrongly said would "never sell" (in fact, it sold in 2 weeks above the asking price). Alex and Gemma would phone both of us with an unnecessary frequency and make similar negative, unfounded and unprofessional comments. Their tone was frequently accusatory and unprofessional, and made the process more stressful than it needed to be. Their behaviour left me feeling badgered and belittled. I would not recommend them as an agency, and have avoided using them in subsequent property transactions.

Everyone at Raine and Co tries extremely hard to exceed people’s expectations and offer a first-class service, unfortunately this is not always possible but thankfully we do succeed in most cases hence the amount of positive reviews on this site. I understand that you bought a brand-new property through us which completed during December 2018, but I cannot find any reference to which property your Mother sold through us so that I can look more closely into the events surrounding that sale? I have spoken to the team members you have mentioned and understand that when you initially reserved the property and filled in the forms you stated that you did not have a property to sell but then it turned out that you were being gifted money from the sale of another property which was not sold at the time. This is where the confusion started and I apologise if you felt that voices were raised, this is definitely not acceptable. I have systems in place to ensure that if people are not happy with the service that they are receiving they can report it anonymously at the time so that I am able to rectify it without it affecting any transaction. I would be interested to know if at the time you were aware of these systems or if it is something that I need to make more prominent? I would like to thank you for your time in writing this review and ask you to kindly respond to the above query. I apologise that your experience with my company was not satisfactory and hope that you will give us another chance in the future to show you that this was a one off occasion. 11 Nov 2019Hello Michael, Thank you for your prompt and thoughful response. The "with you" was a mistype; my mother's property was on the market with another agency. The sales for which were going to be the gifted amount for the sale. However, the remark was still made about the property not selling, hence why I mentioned it in my review. I apologise for any confusion on that point. I was not made aware of the anonymous channels for complaint during the sale period. I agree that it would be a good idea to make this more prominent. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

In-House Complaints Procedure
At Raine and Co we are committed to providing a professional service to all of our clients and customers. When something goes wrong, we need you to tell us about it. This will help to improve our standards.
If you have a compliant regarding our Sales, Lettings and Management offices, please put it in writing, including as much detail as possible. We have eight weeks to consider your complaint. If we have not resolved it within this time you may refer your complaint to The Property Ombudsman.
What will happen next?
• We will send you a letter acknowledging receipt of your complaint within three working days of receiving it, enclosing a copy of this procedure.
• We will then investigate your compliant. This will normally be dealt with by the office manager who will review your file and speak to the member of staff you dealt with you. A formal written outcome of our investigation will be sent to you within fifteen working days of sending the acknowledgement letter.
• If, at this stage, you are not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
• We will write to you within fifteen working days of receiving your request for a review, confirming our final viewpoint on the matter.
If you remain dissatisfied, you can then contact The Property Ombudsman to request an independent review:
