Avoid like the plague. Very clever - did the check-in without telling us and didn't send the inventory paperwork until just over 2 weeks after tenancy started. Let us a property at £1,475 pm that could have easily been condemned. Left me spending hundreds of pounds getting rid of a harvest mite infestation due to the poor state the property was left in. Carpets filthy, drawers filthy, rubbish left in drains...we made the property far more liveable, and Sam even acknowledged that the property would not require professional cleaning. Now they are trying to claim professional clean of a shower rail at an absurd cost and are chasing for two days council tax payment...for the two days that we agreed to leave early to help them after they instructed us the wrong date (which they didn't deduct from the rent). Took weeks to resolve plumbing issues that forced us to leave the house. Like mugs we were fair and even left them additional security lighting as the property was unsafe, yet unsurprisingly they are trying to claim just under the cost of taking them to small claims court. Nice try guys! You picked the wrong tenant to play silly buggers with. Possibly the worst agency I've ever had the misfortune of dealing with. Please do not take a flyer on them like I did, you may end up becoming seriously ill - check the images if you don't believe me, all date stamped and being submitted to the Ombudsman and TPS.

19 Sept 2019Having expressed my dissatisfaction, I was contacted repeatedly by their director, Stuart Robinson, who was disappointed to hear of my experiences, I have heard Zoom995's side of the story and whilst I have maintained that I understand there are obligations that they simply have to fulfill on behalf of their client, the lack of joined-up approach would remain a concern for me were I to consider letting from them again in the future. However, I appreciate the contact - I've had agents who haven't even been bothered at the negative publicity of a review, so whilst it was a little defensive, it at least showed he cares about his business. Zoom995 have a successful business and it is not my place to start advising on how to run one, however Estate Agents have to tread a fine line between supporting the landlord (their customer, likely a retained customer) and the tenant (also their customer, possibly a returning customer) and those who apply a holistic, common-sense driven approach rather than pander to the customer they are retaining (the landlord) will ultimately prevail. Advice to tenants irrespective of agent: I maintain my stance that regardless of agent reputation, every communication be over email with read receipts and every issue time and date stamped, as however nice the agents are on check-in day, on check-out they will almost always side with the landlord as they are the ones whose business they risk losing. Do not waste your time with any good will gestures as these will likely be ignored in favour of petty squabbles over tiny amounts of money. I have dealt with some excellent agents over the years as both landlord and tenant - Davis Tate in Reading, Chequers in Basingstoke, Belvoir...common denominator was fairness. If I replaced a faulty washing machine for my tenant within 24 hours, my expectations were commensurate from them. If they left a few scuff marks but re-painted a wall, I would not make the claim against the tenant for the scuffs and on a few occasions in the early days my agents would reason with me and remind me of positive contributions the tenant had made, which made me respect the agent more. As I said, I am not trying to tell them how to run their business, but perhaps a lesson learned for Zoom995 is that when they have an unreasonable landlord trying to eek out every penny they can get, give them a true picture. It was there in plain English in the checkout document.
