These are the biggest cowboys around and I can honestly say that the experience they put me through was hell! Approximately 4 months into my 6 month tenancy (in a studio flat), the ceiling started leaking. I immediately emailed the agency and after a few days of waiting, got no response. I was away from the flat for the weekend, so never thought about it becoming anything worse. Monday evening I came back to the flat to an entirely collapsed ceiling and debris everywhere. I immediately emailed and called the agency. The representative on the phone said they would get someone to call me asap. I waited an hour and heard nothing. Next door to my flat was someone doing some work on the flat in the same building to mine. I asked him if he could take a look at my flat and if he had contact with the agency. After seeing the flat and being left in utter shock at the state of it, he simply tells me he has nothing to do with the agency. 5 minutes later I hear him talking to one of the workers at Watts and Co, as I could clearly hear him informing them of the state of my flat. 2 hours had passed since my initial call to the agency and yet I still heard nothing. I made the decision to go and stay at a friend’s house an hour away, knowing very well that it was entirely unsafe for me to stay in the flat. On my way to my friends, I get the call from the agency asking where I am, over 2 hours after making the initial call. I clearly informed them of the situation and that I was unable to stay in the flat. Not once did he apologise nor offer a solution. He simply said we’ll get someone to check it out as soon as we can. Fast forward a couple of days later, and Watts and Co STILL haven’t fixed the ceiling nor has anyone been down to inspect it. I called them as a matter of urgency, and I promise you, they told me that ‘the damage doesn’t look bad from the outside’ and that I was being awkward by not staying in the flat. The images I’ve provided were taken exactly when the ceiling first collapsed. These were sent to the agency numerous times, in case it didn’t get into their heads the initial hundred times just how severe the damage was to the property. The agency then started blaming me for not providing them with a spare key so they could access the property. I questioned where their spare key was? They informed me that the spare key was taken by workmen that were supposed to carry out some work to the property, but never did, and hence never gave the keys back. I’ve genuinely given up at this point. The affect this had on me and my work life was honestly more than you could ever imagine. So for the final 2 months of the tenancy, I was of course not living in the flat. Instead I was paying premium prices (from my own pocket) for an Air BnB. Despite this, the agency had the audacity to ask me for the rent for those 2 months and also asked for a further amount due to delayed rental payment. You couldn’t make this stuff up! There’s so much more that can be said but at this point, I just need to summarise them, because otherwise I could be here forever talking about how TERRIBLE this agency is. They need to be shut down! • They never compensated me for the damage to my items within the flat at the time the ceiling collapsed. • They never offered me an alternative solution of accommodation. • They never offered to compensate my travel and accommodation costs that I incurred during the time I was left homeless. • Rude and impolite employees that would constantly belittle their customers. • Despite initially promising me things when first being shown the flat, they never abided by them and instead I was left sending them numerous emails within my first few months of tenancy to get anything done. Needless to say, nothing got done. • The flat was dirty when I first moved-in and they never sent someone to clean it. • Openly lie about circumstances as well as ridicule their own customers. STAY WELL CLEAR OF THESE COWBOYS!

    Hi Suhayb, thanks for your feedback. I'm a little surprised to see this review nearly 18 months since you moved out but you are entitled to do so and I respect that, I am also entitled to give a response to give a balanced viewpoint although I do think using semantics such as cowboys, agents from hell and making statements like we should be shut down are a little strong considering you are referring to one incident and have no idea about our relationship with our other tenants. Unfortunately in the property rentals industry there are many moving parts we have to manage and many opportunities for things to go wrong, what I as a business owner do every day is look for ways to improve our systems and processes internally so that we can continually improve our service and learn from our mistakes. I wanted to acknowledge your review first and foremost but will come back and go through each point you make individually to give our side of events.

    I think the fees are very fair, they won't be the cheapest that you'll be offered but that's because you get a quality service for a fraction over what the cheap agents offer.
