At 67 years old and having bought and sold several houses in my lifetime - THIS WAS THE WORST I was told my home was sold for £185K found aproperty and completed surveys, searches etc ar great cost. Then 2 months later when we were ready to go... told that the house (valued at £210K was now worth £135K So I had another valuation - RYder Dutton valued the house in April 2019 at £185-190K. The property is 4 Knowlwood Bottom Todmorden - take a look yourself if you would value this at £135K. Completely incompetent and my advice - avoid like the plague

We are sorry that Ms Simpson feels she has had such a bad experience .... however, she wasn't our client and no instructions were taken from her. Unfortunately, a poor structural survey led to the fall in value of the property. Other than that we are unable to comment (for data protection purposes).

You were selling a house I owned 50% of. You also were responsible for telling me the house was SOLD for £185K when in fact it wasn't - you caused great financial loss and upset to several people as we were in a chain. Due to your false information each in the chain suffered financial loss on surveys searches etc. 3 families were affected by your assurances the house had sold for £185. THE SURVEYOR TOLD ME FACE TO FACE THAT THE REPAIRS NEEDED WERE REFLECTED IN THE SELLING PRICE - I ALSO HAD A VALUATION IN APRIL 2019 just before completion by RYDER DUTTON in writing £185-£190K the valuer stated this would be a realistic selling price. POOREST SERVICE FROM AN ESTATE AGENT - reflected in my friends opinions of how you performed

I would just like to add my comment. The house in question was bought by my late father with his money. Unfortunately Mrs Simpson is a lying con artist and a bully who persuaded my frail and vulnerable 80 year old father to put her name on the deeds although she had not personally put any money in to it. They subsequently fell out. We took legal advice with a view to removing her interest in the property. In the meantime my father passed away having had a very stressful last few years of his life. After his passing, I was the beneficiary so ended up taking Mrs Simpson to court to sell the property. After the property was surveyed I was the person who paid for another survey to be done. The original property price could not be achieved as the house needed a lot of work doing and Mrs Simpson had not maintained the house adequately. She has messed about when we were trying to sort out completion which might have ended up with me losing my buyer. As far as I am concerned Mrs Simpson has never paid a penny towards the property, not paid for its upkeep and has lived there rent free for 7 years thus costing me about 45k in rent so she is very fortunate to have walked away with any money. I would just like to add that Margaret did every thing I would expect her to do and Mrs Simpson was creating problems where there don't need to be any.

We cannot recommend Ryburne & Co highly enough. After the house being on the market for approximately 14 months, we made an offer subject to a building survey.
