Unfortunately, after paying a holding fee based on what the agent had told me - that the flat was unfurnished and in parking zone H - both of these key points about the property were incorrect and ultimately meant we were unable to continue with the move in. We were refused a refund on our holding fee, even though we'd been *told(typo error from sold) lies based on the incompetence of the agent. Incredibly unprofessional way of dealing with issues they had caused.

10 May 2019As I have clearly explained despite the property being advertised online both on our website and all of the property portals as fully furnished this was not taken on board by yourselves. The property was fully furnished on the viewing and vacant and no mention or discussion was had regarding the furniture being removed. We took a holding fee and a few days later the discussion of the furniture came up and you stated that you wanted it unfurnished. We discussed this with the landlord who said she was not happy to remove the furniture. You accepted this and agreed to book a second viewing 10 days later (today). You then re approached the furniture situation and we again stated that the landlord would not remove the items. Due to the fact that you had proceeded with the application for 10 days without any mention of withdrawing from the let we have held the holding fee as I explained to you on the phone.

10 May 2019Hi Mike, thanks for your reply, but it is unfortunate that it’s untrue. I’m unsure of why I would’ve discussed removal of the furniture with the agent at the viewing when I was told by him that it would be unfurnished. The first time I was made aware of the landlord refusing to remove the furniture was today, after I had been lead to believe it was a reasonable possibility. The 10 days you keep referring to was also the soonest time I was able to arrange a viewing with your agent. I’m sure you are a perfectly average letting agency but unfortunately the actions of an agent who was unable to carry out the basic requirements of his job (i.e. knowing what he was selling) has lead to this entirely unnecessary situation. Have a lovely weekend.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
