James from Ted George sold my house within weeks of it going up for sale. The photos were very good. James did all the viewing for me and always gave me a feed back on the viewing. I found the whole experience stress free. I would highly recommend Ted George selling your house.

A letting agent has a duty to ensure that the properties they manage are safe and habitable. Ted George failed completely in this respect. During our tenancy, birds repeatedly entered the property through an uncapped chimney and defecated extensively in every room (the cleaners that were hired could not believe the level of destruction). This happened at least three times in just a few months. Each time, the birds flew through the entire property, defecating extensively in all rooms and knocking over items across the flat. The mess and damage covered nearly every piece of furniture, as well as clothing, kitchenware etc. Despite clear photographic evidence and a cleaners report, neither the landlord nor Ted George took action. They paid (after initially refusing) for one clean (not three), the chimney was never sealed, and they refused to pay for the dry cleaning of our heavily soiled bedding or clothes. We were also told by Ted George that this had never happened before, which was blatantly untrue. We were told that they were going to remedy the situation, by putting a simple cap on the chimney. This did not happen. The reason given was “the landlord is selling the flat soon, so he believes that it is the next buyer’s problem”. Obviously that is unethical, to the next buyer (who we can only assume will not be told about the problem before it’s too late), and to us as renters. After the second incident, we no longer felt we could safely leave our belongings in the flat without being physically present. So we moved out early, even though we had months remaining on our tenancy. We were about to go on holiday and knew there was a real chance we’d return home to mayhem with birds having again defecated everywhere and knocked over half the flat! So, we moved everything to our full-time home, which at the time was an active construction site: dusty, dirty, full of building materials and tradesmen. We genuinely believed that our belongings were safer in a live building site than in the flat we were renting through Ted George. At that time, I was recovering from two inpatient surgeries and had been advised to avoid all physical activity. I went against my surgeon’s advice and moved everything personally, just so that it didn’t have to stay at Ted George’s flat. We paid the final two months rent in full, despite having already fully vacated, simply to avoid unnecessary conflict. In hindsight, this was a mistake, as we were paying thousands of pounds for a property that had become uninhabitable and which the landlord had refused to make safe. After we left, the landlord repeatedly entered the property, as shown by smart meter data. Ted George also entered to do multiple viewings. We left the flat in immaculate condition, which we have on video. The video, seven minutes long, documents every room, every surface, and even the insides of every drawer. Despite everything that had happened, and the immaculate state we left it in, we were still asked to pay for a professional clean (and even a chimney sweep!!) based on an inventory taken by Ted George over two months after we left and over two months after our video showing the flat in top condition. Despite Ted George and the landlords extensive use of the flat after we’d left (ie they want us to pay for their mess!) For completeness, in the clean, we did not clean the washing machine filter or on top of the washing machine. Finally, during a photoshoot, the landlord entered the property and moved our possessions, including clothing, without permission (permission was granted to do a photoshoot, not to move our clothes, furniture and possessions). We paid thousands in rent for a flat that became uninhabitable, our belongings were repeatedly soiled and damaged due to the landlord’s negligence and Ted George’s failure to act. And important calls and emails were routinely fully ignored by Ted George. Ted George has accepted the factual accuracy of most of the above, but deny responsibility. We are considering legal action to recover the rent paid during our tenancy.
