I rented and eventually sold my property through Welch. Initially they were very efficient, if a little pushy. But as soon as they found a buyer (that was going to use them to manage and rent out the property, once bought), they completely changed in attitude. As the sale dragged on it transpired the building's managers hadn't revealed the true cost of some planned works. This gave my buyer the opportunity to completely slash their offer, Welch were a 100% behind them and ceased contact for days after relaying the offer, making me feel worried that I was going to loose the sale completely. Then they rang trying to pressure me to pay for my buyers survey on top of me taking a massive hit on the sale price. At this point I refused and hinted that I would just pull out of the sale. Magically the sale then went through then, before I could pull out. But I made no money whatsoever on it. Then Welch hounded me on a daily basis for their fees. In conclusion it was all about how much money they could make with literally no concern for me.

£400 is fine if long term tenants were found, but spread over only a few months this was untenable and not economical at all.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
