We put in offers with Beaumont Gibbs on several occasions and it never went anywhere. They will first field offers, saying that the highest offer will win. Thereafter, they will go to the next "Best Offer" stage, with the official reason to "avoid a bidding war". In truth, they are instigating a blind auction in which buyers tend to bid higher, not knowing what the other parties put on the table - especially when one or the other cash buyer is mentioned. In the end, your offer is not accepted, supposedly because a cash buyer came forward. However, call back a week later and you find that it was someone with a mortgage offer. The entire process feels like a rip off and a waste of time. Avoid, avoid, avoid where possible

22 Jan 2019Dear Ms Mueller Further to your telephone call to my colleague Luke this morning, I feel that you writing these false and frankly libellous claims, I wish to confirm the reality of the matter. You were informed by Luke that there were 6 offers on this house in total. Beaumont Gibbs' protocol in this situation is to go to all parties to ask them for their best and final offer by a specific date and time. We spoke to all parties in the same manner and advised them to confirm their financial position, IE whether or not they have a property to sell or not / what mortgage arrangements they have in place and how much deposit they have. If cash, we would need to see proof of deposit. This was the copy of the email we sent to you: "Dear All, I have blind copied you all into the same email as I want to try and be as fair and as transparent with you all as possible. This email has been sent to all that have offered on 25 Dalberg Way. I have contacted all 6 of you that viewed on Saturday. Unfortunately I cannot disclose what each offer is (for obvious reasons) and I have spoken to the vendor and she has instructed me to relay the following to you all; You all have until 5:00pm this afternoon to submit a BEST AND FINAL OFFER, at which point I will then submit all offers (and their position) to the vendors and they will then let me know which applicant they would like to proceed with. If your offer is accepted the property will be taken off the market and no further viewings will take place and no other offers considered, however I would like to be clear that if your offer is rejected you will not be given the opportunity to increase. For clarity and transparency I have attached the paperwork regarding the structural movement on the property. The names of the owners and other personal information have been excluded for privacy. We feel as though this is the fairest way to go about doing this and if you have any questions or queries regarding this please do not hesitate to contact me. If we do not hear from you by 5:00pm we will assume your current offer is your best and final offer." So to clarify; you actually did not email us with your offer until 5.13PM, 13 minutes after the deadline we gave to you. We did have a cash offer for the house, but this was rejected for an offer that the vendor thought was better. There are a number of different factors taken into consideration with all of these offers, but at the end of the day there can be only one person for whom the offer can be accepted and in this case, 5 other parties who would lose out. Please note that the final decision on which offer is accepted or rejected is the vendors alone. Also you had never actually seen the house, nor had your parents, for whom you advised Luke that you would be buying the house for. This was another reason (although not the main reason) why the vendor thought it best to choose the other party. Estate Agents are often defenceless against the words of disgruntled customers who did not get things their own way. Be professional and not rent a house not fit to live in to people. Do your job properly and hire professionals instead of sending in pals to repair the house at a cheaper cost. APOLOGISE when you have completely messed up instead of harassing us and pretending it is all fine. Pick up the phone when there is an emergency, do what you said you would do.

Been a little more helpful when it came to moving out. And not try and scam us for our whole deposit
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
