I never thought I would need to write this review, however after seeing an ex housemate's review I feel compelled to write about my own experience with Gough Quarters. I moved in to 53 Manor Road in Bishopston along with six other tenants during the summer of 2015 with high hopes that this property would be a good repose for me during my final year at university, I ended up experiencing anything but that. Seeing as this is a review of the agency and not the landlord I will spare you the details of his law breaking activity including walking into my room unannounced whilst I was in the nude, the multiple times he would let himself into the property with no prior warning or the fact that he tried charging us extortionate amounts for damages that weren't valid. There is however a common theme between both our landlord and the agency that operated advertising and viewings of the property - not adhering to tenant laws to the degree of little to no notice before arrival and entering without said notice or consent of the tenants. Due to the stress imposed by one of their agents and being my only point of contact with Gough Quarters *. As this was my final year at university I was well versed in dealing with agents and I can tell you that she was single handedly the worst agent I have ever had the displeasure of being in contact with. She was unpleasant, dismissive and forceful, the unholy trinity of characteristics for an agent. My first experience with her was when she showed up on our doorstep with a group of potential tenants, stating that she was here for a visit. This was to my utter surprise, as I hadn't heard anything of the sort, and after consulting with my housemates, nor had they. The house was in no state to be shown (we didn't have the best of living standards I must admit, we were a group of students ranging from first to final year and our levels of domestication left much to be desired) so considering my rights and the aforementioned state of the property I declined her entry to the property, stating she had not given us any notice and that in future she should give us at least a minimum of 24hours. I was met with a dismissive response, calling my claims ridiculous, at which point she tried to make her way in so I closed and locked the door. What happened next not only shocked me but shook me also - she let herself in. I withdrew myself from the situation as a result and from what I understand she didn't even give a proper tour. This was the first of many similar interactions to come over the next few months. Inadequate notice, sometimes only of the order of 12 hours, a palaver over rooms not being unlocked due to poor notice resulting in the mistreatment of one of the tenant's mobile phones and a constant state of uncertainty in respect to our privacy were not only a bane to my living experience but to my mindset during the exam period. Getting out of that property offered nothing but relief (well, once we had dealt with all of the disputes over deposits and charges with no backing.) In a somewhat humorous twist of fate, I nearly had another encounter with this agency. I say nearly because when going to view a property to move into the following academic year, which I found out to be Gough Quarter territory only once I arrived with a new group of tenants, the agent never showed up. We waited well over half an hour only to be met with another group of tenants who wanted to view the property which in turn waited an additional 15 minutes before we ultimately decided to leave. Classic. I wouldn't recommend this agency to any one, I would give it no stars if the option was available alas this isn't possible.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed).
