I have bought and let through Robsons this year. The Sales side was relatively smooth, probably because their commission is so much higher and therefore much more worthwhile to them. However even in the process of buying I didn't appreciate the manner I they would pressure me to provide documents in a short space of time when I was so patient about the upper end of the chain breaking down multiple times. The Lettings side was extremely disappointing I must say. They offered me a very preferential rate as I bought through them - which I did really appreciate. However, I believe that this provided them with a lower incentive to try to get it off the market. My property is in excellent condition and was valued at 1425 GBP PCM by Robsons. I did think this was a little optimistic but I thought â they're the expertsâ. For almost 3 weeks I heard nothing from my lettings agent despite them promising to keep me in the loop. Eventually I called them and they said the asking price was too high, I agreed to reduce it to 1350 GBP. Finally I received two offers on the same day for 1350 and 1300. The Agent explained they believed the person who had made the lower offer would be a better tenant and said they were trying to get him to match the first offer. I felt uncomfortable with this however once again, I thought to myself let me trust them. This tactic back fired and I lost both offers. I have finally managed to get a tenant in for 1275 GBP PCM, over 10 per cent under what they had projected. Moreover my property was empty for 3 months because of their poor communication. I don't think I would use them again to be honest.
