Meh; In the middle, £440.00 for a 2-bed. Pays for a good service and issues are dealt with quickly, but could benefit with being marginally lower to not put off potential customers.

As a tenant the service you receive is appalling, communication is forced and quite frankly rude, when they do decide to return calls etc.Only ever had to report 3 incidents in 5 years and each time it was drawn out over days, water suiting from tap, 3 days sink collapsed 2 days and cooker stopped... I used Squarefoot as absent landlord and found the service and attitude appalling. Most of the time they seemed to have no idea who was living in the house, rarely made the check up visits promised, or if they did I did not receive any reports. What agent could do to change your mind?
Courtesy when contacted would have been a good start, responding to emails in a timely manner, visiting the property once in a while, using the inventory to check tenants in and out of the property, making sure that the people occupying the house were the same people named on the tenancy agreement, getting repairs done properly and checking them when completed, informing me before getting a new tenancy agreement signed, advising me when rent increases etc should be considered, making regular maintenance checks and ensuring that tenants were caring for the property, being aware of five people living in the house let to three, advising me of a safety issue of a thorny shrub that had overgrown onto a footpath instead of the council having to inform me.
