I have found my time as a rental tenant with Evenmore very frustrating and disappointing. We lived in a house managed by Evenmore for three years, and during that time we made multiple complaints about the house being infested with slugs, about it being damp, and about general repairs needing done - but we do not feel that Evenmore took these issues seriously or addressed these issues quickly enough (some repairs took many months to resolve and the slugs were an on going issue, which prompted us to move out). We felt we had a very negative (and expensive) experience when we moved out too, despite us leaving the house in a good state and us using a professional cleaner recommended by Evenmore - this is just one example of the ways we felt Evenmore would find additional ways to charge its tenants unnecessarily. More generally, throughout our time as tenants we felt Evenmore were very intrusive and inflexible, e.g. insisting on doing a routine boiler check on a day I was being released from hospital following surgery.
Comments on Agent Fees
Fees were expensive, as was mandatory carpet cleaning written into contract, as was the 'necessary' cleaning fees imposed after moving out, despite us hiring a cleaner recommended by Evenmore.

26 Mar 2019Thank you for your reviews. Unfortunately it is very difficult to keep all parties happy in every situation. Inspections are part of the service we offer to your landlord and they are detailed in your tenancy agreement (you would have reviewed all terms prior to signing), as well as a duty of care to you we also have one to the landlord. With regard to pet deposits this is also detailed in the contract and this was have been made available to you as well as a list of our fees on our website before securing the property. On reviewing your tenancy I can see that the few repairs that were required were addressed promptly so I can only apologise if you feel the response time was slow. We are always looking to improve and will keep this in mind in the future. Regarding slugs and dampness I personally visited the property when this was reported and found no evidence, we also checked the walls with a damp meter and the result was negative. This was fed back and we heard no further about the issue. The only other repair I can see was relating to a window replacement which was addressed and funded by the landlord. Again the file and email trail seems to indicate a relatively trouble free tenancy but again we will take the comments on board. Regarding deposit deductions as tenants you were offered various routes and on choosing to dispute you are bound by the decision made by the independent adjudication of the deposit protection scheme. As it appears the adjudicators upheld the landlords claims we can only comment that it is always better to try to resolve deduction disputes informally before using adjudication as a final option. We feel that the review may be somewhat based upon the deposit return outcome. The decision reached by the adjudicators is final and is based upon photographic evidence and the schedule of condition. The schedule of condition document is there for the protection of you and the landlord and is alway produced as a fair representation of the property at check in and check out. It is disappointing that you have been dissatisfied with our service on this occasion but please rest assured we always endeavor to act in a fair and professional manner with both our tenants and landlords.

27 Mar 2019This response, denying everything I have said, feels like it is purely to try and make Evenmore look better, now that they have seen my honest and measured review about my awful customer service experience as a tenant. I did find the way they handled our reasonable deposit dispute appalling - including threatening to 'sue us for libel' if we did leave a negative review, when we were left with no other options. However, the comments I have left here are enitrely reflective of my negative experience as a 3 year tenant with Evenmore, regardless of the dispute outcome. They can deny whatever they want - I know it took countless months, multiple emails and phone calls for you to fix the most basic of repairs etc etc. I have also been told that subsequent tenants in the property that we lived in have also complained about the extensive damp in the house. I hope they are not experiencing the awful black mould and slug infestation that we did when living there, because it is truly a horrible and unhealthy way to live. I would strongly recommend to anyone thinking of renting a property through Evenmore to look elsewhere.
