One star is being generous 0 is a more accurate ratting . I used these because they were local thinking they knew the area so could value correctly and have a list of potential buyers. How wrong could I be. I am now 100k less than my initial valuation , which to be fair they did not do, however I stressed the need to be accurate and they said they could get 60k more than what it is on at today. I am contemplating legal proceedings so really can't go into my situation too deeply but I can offer some advice if you are thinking of using them. 1) negotiate the fee as they appear to fluctuate what they offer. My fee was point 5% so 0.5% not 1% or anything higher. 2) do not trust what is agreed verbally is reflected in the contract as it is the actual contract you sign they adhere to not a verbal agreement. If you agree anything verbally the get it written on the top copy of the contract. 3) when she asks you to sign the contract check that the carbon copy is the same as the top copy. They stick to the top copy so photo copy their top copy 4) don't agree to sole trader even if you will always just use them. They will claim referrals so a fee will be due to them even if they no longer represent you. This could be for up to 2 years in certain circumstances. I did expect the standard 6 months. 5) a referral is even if someone calls and asks if it has a loo. 6) read the small print that is located in the print on the reverse of the contract after the page you sign on,and don't sign the contract until you have. 7) join the home owners alliance who will check the contract over for you and their membership fee covers lots of free stuff and gives you discounts on others. Best £40 I have ever spent wish I had done it before I signed up. The legal advice they gave me saved my sanity 8) don't trust what they say is gospel. In my case what they inferred was not. 9) before you sign ask them for a blank copy of the contract to enable you to read it in private where you can give it good consideration and not in a position where you are trying to read while they sit there clicking a pen putting pressure on you. Don't accept the comment you can read at your leisure and have a period where you can cancel. So if any estate agent refuses to show you a blank contract my advice is don't use them. What are they afraid of. They give you a copy so it's not for that reason. All in all my advice is definitely never use Bagshaws in Bakewell and I personally would not use any Sequence homes branches as they are the group so guessing they know of the policies and staff. I wish I could write everything Bagshaws in Bakewell said and did to me but at the moment I can't however at some point I will extend this post.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
