Arranged a flat viewing for a week ago, received a call that morning informing me that the flat viewing was cancelled for unknown reasons by the landlord and asked if I would like to reschedule the viewing. I receive a list of available slots to view the property at a later date, the following week and am filled in for that slot. We arrive at the property only to be left waiting for 15 minutes. I called the office to ask if the viewing was still on or if there was any issue with the agent all to find that the agent thought they cancelled the viewing for the day and informed me prior. So we wait for another representative to come and show us the place, we get the viewing and are then informed that there is another group that had viewed this flat as well but hadn't officially decided on taking it yet (no paperwork nor deposit had been given in) so we would be able to take it if we so happened to fill in all the details first. I call in to confirm that the deposit we would place is refundable in case something comes up and we are unable to take the property and I am rudely informed that I would be wasting everyone's time by doing this and I do not get my question answered. I call back later, get a different agent who answers my questions and am informed that I will get a call if the property is still available, no call has been received until now...

26 Apr 2018Thank you for taking the time to place a review as we do use them to see if we can improve our service. I will go through your points respectively. The original viewing was cancelled because the landlord wanted to show someone he knew and give them first refusal on the property. This is the landlords decision and is not within our control. The second viewing was booked along with 4 other potential viewers that day and all were cancelled due to an application being made on the property previously. I did explain to you it looks like there might have been an error keying in your number when sending the text to cancel as all other viewers got the message for the cancellation. I came down personally and spoke to the tenants asking if we could show you round in case the application failed or the paperwork does not arrive in the correct window. The tenants were happy for the viewing to take place. It was myself you spoke to about the deposit and I disagree that I was rude I was merely being upfront and honest. What you were asking me to do was to accept the deposit to take the property off the market making it unavailable for other potential tenants whilst you look for another property. If you find another property we are then back to remarketing the property. This is not in our interest as an agent or the landlords who we ultimately work for. I explained we would not accept your application knowing the property is not 100% suitable for you and is only a backup if you do not find something else. If you didn`t find another property you then find yourself moving into a property that you are not entirely happy with to start with and this situation never goes well in my experience. I would normally ask reviewers to contact the office to discuss their issue further if required but I believe you have just spoken to one of my colleagues about the links for application and information about deposits.

Belvoir is so useless when it comes to pretty much everything. Found Jade herself to be excellent and very well mannered etc she viewed 3 properties. The admin/holding fee was £90 but we had to pay £180 admin fee which they stated was because there was two of us, myself and my wife viewed the properties.???? Possibly one of the worst lettings agents I have ever used. List of complaints includes complete lack of communication from office staff unless chased; typos in emails (couldn't even spell my name correctly); advertised property at wrong price; poor photography and no updates as to how viewings... Check emails for spelling mistakes before sending; ensure customers' name is spelt correctly; update customers on a regular basis as to how viewings are progressing; do not use, or allow visitors to the property, to use facilities and leave them in an unacceptable state; answer emails instead of ignoring them; discuss any areas of concern with the customer rather than employ underhand tactics such as pulling advertising without customer's prior knowledge or consent and employ a more professional attitude. Would also recommend further training for all staff at Belvoir Stirling.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
