Well. Where do I start. I was let an absolutely gorgeous property (or so it seemed) by Robert Rhys, specifically through salesman Justin. When signing the tenancy agreement I was made aware the building had previously had a damp issue but had 'been fully resolved' before my move in date. (please note, when we moved in the building had not been cleaned) After one month of moving in however, we noticed a damp issue. And when i say "issue", it was a huge problem. Water marks started appearing on the walls of the bedrooms, and silverfish bugs started appearing from under the carpet. When questioning this with Robert Rhys and asking why they had lied on the tenancy agreement, we were offered one dehumidifier? It gets worse. After 2 months of living there, I started to get laryngitis every other week and after going to the doctors was told it is a symptom drawn from living in damp areas. Of course, after hearing that the building was pretty much uninhabitable, in the sense that it was causing me illness, we asked to be let out of the tenancy. After begging for at least 2 weeks we were finally told we could leave, we were given 72 hours to move ALL OF OUR STUFF AND CLEAN PROFFESSIONALLY!!! After managing to find a place to move to in this short period of time AND CLEAN FULLY, we had a significant chunk of our deposit taken from us for no reason. 3 MONTHS LATER - and weve now gone through the full dispute process and given a refund for the money that was rightfully ours. Completely disgusting service, all they care about is their sales, not their tenants.

26 Jan 2018Firstly I would like to thank you for your feedback. I am sorry to hear that you were unhappy with your experience using Robert Rhys. Our number one priority is ensuring our clients best interests are maintained as well as providing a high level duty of care to all our tenants. On your initial viewing there were obvious signs of damp which were treated and remedied prior to you taking possession of the property. However when other issues presents themselves our skilled and respected chosen contractors use a process of elimination to determine what is causing the problem and locate the source of the issue. As you were aware the problem was a structural issue which was being handled through the block management company and as a result it was taken out of our control. I completely understand that this can be emotionally and frustratingly stressful and can cause some unexpected expenses when having to use a de-humidifier which is why Landlord gave you a significant reduction on your rent while the maintenance was being carried out. Although we cannot be 100% sure that the suspected issue caused you to contract laryngitis. At your request, the Landlord felt it was best for tenancy to be terminated and relocate you to another property within the same development. Although you accepted to be relocated. May we remind you that it was you that changed your mind and decided you didn't not want to move and requested to remain in the property on the penultimate day of you relocating to the new property. The next day you proceeded to inform us that you had found alternative accommodation. May we further remind you that you had made an appointment to discuss with the Managing Director the relocation process, dilapidation deductions and to discuss the issue concerning your unpaid rent. However you failed to attend the on the agreed time of the meeting and complained when the Managing Director had to honour an appointment 45 minutes later. Robert Rhys prides itself of delivering quality customer service and are continuously striving to exceed our customer expectations. We are sorry that we were unable to exceed your expectations under the difficult circumstances that were out of our control. the agency fee is excessive because they don't worry at all about your property once you rent the property

Kudos for the immense focus on customer experience. While renting a home, it is the experience that matters more than anything and RR took this bit seriously and did a fantastic job. Justin was very helpful in completing the tenancy and keeping the move at a stress free level. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
