So the problems started as soon as moved in. No matter how many times we reported the problems we were always told someone would get back to us and nothing ever got taken up and looked at further. I took pictures of all the problems and documented and printed and kept all the emails and recorded all the phone calls. Thank god I did that because of what happened next. Almost six months into the tenancy and there are so many problems including a live wire in the kitchen which sparks each time a certain switch is turned on. The heaters, which we weren't allowed to replace didn't even work, not a problem initially as it was summer when we moved in. As it started getting colder and still no answers and no looking into it, we had to use the oven to heat the flat. Too many issues to even list here, and were never looked in to. The last straw came as we discovered there were bedbugs in the property. Finally this provoked a reaction but by then it was too little too late. We moved out, following this the agent became oh so happy to look into the problems, and to point out that we would still be required to pay rent and landlord commission and be liable for council tax and electricity up until they find a new tenant for the place. We let the estate agent keep the deposit and the six weeks of advance rent we had paid, thinking we did move out early, it should cover the poor people for the inconvenience we caused them. The joke was on us though. Not only did they keep that money but they're demanding around £800 more!!! We're now proceeding with legal action. I'm sure any court in their right mind will see the hell we were living in and actually our solicitor is saying we'll end up getting compensation for the nightmare we had to endure living there. Would warm people to stay well away from TLS. Apparently they have a reputation for being nasty and vindictive towards tenants while milking landlords for more and more money. I'm sure the landlord on the other side of this case paid them a lot of money too. If anything I feel sorry for that gentleman. Stay well clear!

That review relates to 5 years ago so things may have changed since. Generally quite satisfied, no renewal charges on new contract, quite flexible on contract terms. 29 Feb 2008I am quite surprised to read such comments as there is no record of this end of tenancy. I'm not sure whether there is a reference to the wrong agency, however if address details could be supplied...
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
